Ahmedabad Flex Workspace Leasing Signals Wider Urban Shift

Ahmedabad is emerging as a new growth point for India’s flexible office market, with flex workspace leasing rising more than sixfold in the first half of 2026. The sharp increase, alongside strong growth in Hyderabad and Delhi NCR, suggests that demand for adaptable offices is spreading beyond Bengaluru, Mumbai and Delhi. For cities, the shift could reshape commercial corridors, transport demand and the use of existing urban space.

Flex workspace leasing in Ahmedabad reached 4,927 seats between January and June 2026, compared with 735 seats during the same period last year. That represents a 570.3% year-on-year increase, the highest among the eight major markets tracked. The wider market also expanded rapidly. Flex operators leased 191,306 seats across the eight cities in the first half of 2026, up 68.4% from 113,623 seats a year earlier. Gross leasing volume rose 55% to 8.4 million square feet, while flexible offices accounted for almost one-fifth of overall office leasing. The numbers point to a change in how companies are approaching expansion. Instead of committing immediately to large, fixed offices, businesses can use flexible space to enter new markets, adjust workforce capacity and support project-based teams. This is particularly relevant for emerging business districts where conventional office demand may take longer to mature.

Hyderabad recorded a 170.8% rise in flex seats, reaching 40,451, while Delhi NCR rose 152.7% to 21,970. Mumbai reached 25,820 seats after a 130% increase. Bengaluru remained the largest market with 57,487 seats, but its annual growth was much slower at 31.8%. Global capability centres were another major driver, accounting for 44% of flex seats leased during the period. Their expansion into a wider set of Indian cities could increase demand for offices, housing, public transport and supporting services. The trend also raises questions about urban planning. Rapid commercial growth can increase pressure on roads, parking, electricity, water and last-mile connectivity if infrastructure does not expand at a similar pace. Reusing vacant or underused commercial buildings could offer a more efficient route than continually pushing development towards city edges.

RERA remains relevant to the broader real estate ecosystem, particularly where commercial development and property transactions are involved, although the regulatory framework does not directly govern flexible office leasing. Clear property rules, reliable infrastructure and transparent development standards will matter as smaller cities attract more commercial activity. For Ahmedabad and other emerging markets, the next challenge is therefore not simply attracting more office demand. It is ensuring that new economic activity translates into accessible jobs and better urban services without creating another cycle of infrastructure stress.
