Pune RERA Standards Meet New Buyer Transparency Push

PUNE: A Pune-based developer is putting greater emphasis on comparing what homebuyers were shown at the time of purchase with what they receive at possession. The move comes as India’s housing market faces closer scrutiny over delivery, disclosures and buyer protection, areas where real estate transparency is increasingly shaping consumer decisions.

VTP Realty says it began a 3D-versus-completed-project comparison in 2022, starting with VTP Leonara. The company has subsequently used the format across projects including VTP Belair, VTP Cygnus and VTP Beaumonde. Its current material also shows the comparison being used in project communications. The idea is relatively straightforward: retain the original visual representation of a project and place it against the completed development when possession takes place. For buyers, that creates a direct reference point for assessing elements such as buildings, landscaping and common areas rather than relying solely on marketing material viewed several years earlier. That distinction matters in a sector where construction can stretch across multiple years. A project may change during execution because of approvals, engineering requirements, market conditions or other development constraints. For residents, however, the key question at possession is whether the delivered environment broadly corresponds with the commitments made when they bought the property.

The approach also sits within a wider regulatory framework. The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to improve transparency, accountability and consumer protection. The Ministry of Housing and Urban Affairs notes that registered projects must disclose project information and that RERA is intended to support informed decisions by homebuyers. However, a visual comparison between an original sales representation and a completed project is not the same as statutory RERA compliance. Regulatory disclosures and approvals remain the formal benchmark, while initiatives such as this can provide an additional, more accessible way for customers to assess delivery. For Pune, where sustained residential expansion is increasing pressure on roads, water systems, public transport, drainage and open spaces, the meaning of delivery extends beyond an apartment building. The quality and usability of the surrounding urban environment ultimately influence household costs, mobility and everyday liveability.

That makes real estate transparency relevant not only to sales and reputation but also to how residents judge the long-term value of new development. As buyers become more informed, developers may face greater pressure to demonstrate delivery through verifiable outcomes rather than visual promises alone. The next test will be whether such comparisons become routine across the industry and whether they cover not just appearance, but infrastructure performance, accessibility, environmental features and the quality of shared civic spaces.
