Kolkata Real Estate Uses AI For RERA Compliance

Kolkata: Artificial intelligence is moving deeper into India’s real estate industry, with developers increasingly looking at technology to control construction timelines, improve quality and manage buildings after handover. Discussions at CREDAI Kolkata TechCon 2026 on Wednesday highlighted how data-led systems could become important as projects grow larger and regulatory expectations around transparency and delivery remain high.

The second edition of the technology-focused event brought together developers, technology firms and sector professionals in Kolkata. The discussions covered applications across construction, project management, sales and building operations, reflecting a wider shift from technology as a back-office tool to a system that can influence how projects are planned and monitored. The case for AI in real estate is partly being driven by scale. Residential developments that once involved dozens of homes can now contain thousands of units. Such projects create more points of failure, from procurement and construction quality to scheduling and maintenance. Digital systems can help bring these activities into a common data framework, allowing teams to identify delays or performance problems earlier. That has a direct consumer dimension. RERA requires registered projects to disclose information such as sanctioned plans and stage-wise completion schedules, while the law is designed to improve transparency and protect homebuyers.

AI in real estate could potentially strengthen this process by helping developers track progress, flag deviations and maintain more consistent project records. However, technology cannot replace statutory compliance or accountability. The technology discussion also extends beyond construction. Industry experts at the event pointed to building data as a starting point for understanding normal operating performance. Once a baseline is established, analytical systems can identify unusual patterns and alert operators to emerging problems. For residents, this could mean more than convenience. Better monitoring of electricity, water, equipment and other building systems could reduce avoidable operating costs and support more resource-efficient buildings. The potential environmental benefit will depend on whether developers use these tools to reduce energy and water consumption rather than simply automate existing processes.

As Indian cities accommodate larger residential and mixed-use projects, the next test will be measurable outcomes. Faster construction, fewer defects, lower resource use and clearer information for homebuyers would provide a stronger case for technology than adoption alone. For Kolkata and other growing urban markets, the value of AI will ultimately be judged by whether smarter project management translates into more reliable, efficient and liveable neighbourhoods.
