India Data Centre Growth Reshapes City Land Demand

India’s data centre expansion is entering a phase where technology demand is beginning to reshape urban land markets. The country’s data centre footprint is projected to exceed 101 million sq ft by 2030, from nearly 27 million sq ft in the first half of 2026. The scale-up could influence land values, electricity networks, water demand and planning decisions across major cities.

The projected expansion is backed by more than $300 billion in investment commitments. Data centre capacity, meanwhile, has crossed 1.8 GW and could rise above 6.7 GW by 2030. Unlike conventional commercial buildings, these facilities require dependable electricity, high-capacity fibre networks, cooling systems, water access and operational redundancy. That infrastructure intensity is turning data centres into a new category of urban land demand. A plot that may appear suitable for housing, offices or industrial development may have very different value if it has access to reliable power, water and digital connectivity. The shift also raises an important regulatory question around RERA. The Real Estate (Regulation and Development) Act is designed primarily to regulate real estate projects and protect homebuyers through greater transparency and accountability.

However, data centres do not automatically fall into the same regulatory framework as conventional residential projects. Their treatment can depend on the nature and classification of the development. For urban authorities, this distinction matters. As data centre projects occupy larger land parcels, planning systems will need to balance digital infrastructure with housing, employment, mobility, water security and ecological priorities. Treating land only as a development opportunity could overlook the infrastructure burden created around these facilities. Mumbai-MMR remains the largest established market, while Chennai, Delhi-NCR, Bengaluru and Hyderabad are gaining importance. This geographic spread could reduce pressure on individual markets, but it may also move large power and water requirements into new urban areas.

Artificial intelligence is adding another layer to the demand. AI systems require intensive computing, while everyday AI use can generate continuous workloads. This makes proximity to users, network performance and energy efficiency increasingly important. The next stage of India data centre growth will therefore be measured not only in square feet or gigawatts. It will also test how effectively cities can provide reliable infrastructure without worsening resource stress. For planners and regulators, the priority will be ensuring that India data centre growth strengthens the digital economy while remaining compatible with resilient, resource-efficient urban development.
