Puravankara Price Gains Test Urban Homebuyer Budgets

Home prices are rising far faster than the space being sold, according to September quarter figures from Puravankara, a developer with projects across nine Indian cities. Its bookings grew 62 per cent to Rs 2,136 crore, yet the area sold rose only 22 per cent. The gap suggests that value growth is being driven more by costlier homes than by wider access, a trend that matters for urban buyers.

Bookings, also called pre-sales, count homes sold before they are completed. The company reported Rs 1,322 crore in the same quarter last year. Sales area reached 1.83 million square feet, while average realisation, the price earned per square foot, climbed 32 per cent to Rs 11,651. That divergence is the central story. A 32 per cent price rise within a year far outpaces typical income growth, and urban economists note that such gaps tend to push first-time and middle-income households towards smaller units, longer commutes or the rental market. Inclusive growth, they say, depends on whether new supply includes options within reach of salaried families, not only premium launches.

The developer also delivered 977 homes covering 0.97 million square feet in the quarter, taking handovers in the first half to 1,722 homes across 1.92 million square feet. Completed homes ease pressure on rents and give buyers certainty, so delivery pace is closely watched by analysts alongside new sales. A senior company executive described the strategy as scaling up with discipline in pricing, spending and execution, focusing on markets with strong demand. Industry experts say that approach is common among listed developers, who increasingly favour fewer, higher-value projects in established neighbourhoods.

Over the years the company has built 97 projects totalling 59 million square feet in Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune and Goa. Several of these cities already face strain on water supply, traffic and drainage. Urban planners say each new tranche of housing should be matched with public transport access, energy-efficient design and flood-resilient planning, since these costs fall on residents if ignored. The coming quarters will show whether Puravankara’s price momentum holds and whether delivery keeps pace with sales. For buyers, the key checks are transparent pricing, verified completion timelines and the infrastructure promised around new neighbourhoods.
