Pune Lakeside Housing Project Gains MahaRERA Approval

A 26-acre residential development on the banks of Lake Mulshi near Pune has entered the regulated real estate market after receiving MahaRERA registration. The project, planned as a low-density private estate community, signals growing interest in nature-led housing outside Pune while raising wider questions about infrastructure, ecological protection and long-term development around the lake.

The project is planned with 26 estates, including 17 plots of one acre and nine of half an acre. Its stated retail value is above ₹600 crore. Public RERA records identify the project as Aqua Vie, registered under number PM1260002601298, with a proposed completion date of December 2030. The development sits in Andgaon, in Mulshi taluka, where the surrounding landscape is already attracting residential and tourism-led investment. The RERA filing records a land area of about 93,870 sq m and lists the Pune Metropolitan Region Development Authority as the planning authority. It also records an encumbrance on the project land, making regulatory disclosures an important consideration for buyers and stakeholders. Aqua Vie is being planned around the existing terrain rather than relying on extensive land reshaping. The development proposes retaining more than 6,000 trees and natural water channels, alongside walking routes, landscaped areas and shared community facilities.

Such an approach can reduce the pressure created by large-scale grading and tree removal, although the long-term environmental outcome will depend on how these commitments are implemented during construction and operation. The project also proposes a largely car-free internal environment, with movement through walking, cycling and golf carts. For a lakeside development, reducing internal vehicle dependence could limit local traffic, noise and emissions. However, the larger transport footprint will still depend on road access, private vehicles and connectivity between the site and Pune’s wider urban region. Sustainability measures outlined for the project include passive cooling, solar power with battery storage, native landscaping, and systems for water and waste management. The development is also pursuing IGBC and LEED certifications. These measures could reduce operational resource demand, but their effectiveness will ultimately be measured through actual energy, water and waste performance rather than planned specifications.

Construction has begun on the initial estates. While the developers have indicated first handovers in 2028, the public RERA record currently lists December 2030 as the project’s completion date. For Mulshi, the larger issue is how premium residential growth can coexist with the area’s landscape and infrastructure capacity. As more projects move towards environmentally sensitive locations, transparent approvals, water security, mobility planning and protection of natural systems will become increasingly important alongside the value of the homes themselves.
