India Data Centres Reshape Urban Land And Power

India’s data-centre market is moving into a new phase, with rapid growth in artificial intelligence, cloud computing and digital services creating demand for specialised buildings, electricity and high-capacity networks. The expansion is beginning to influence where investment goes, how land is valued and what infrastructure cities need to support a more digital economy.

Operational capacity reached about 1.75 GW by the end of the first half of 2026, according to CBRE, after around 130 MW of additional supply was delivered during the period. The market is also attracting substantial investment commitments, signalling that data infrastructure is increasingly being considered alongside other major real-estate and infrastructure assets.The shift is being driven partly by the changing nature of computing. AI workloads require much greater processing density than many conventional applications. That raises requirements for electricity, cooling and resilient building systems. For developers, a site is therefore no longer judged mainly by its access to roads, business districts or conventional commercial demand.Power has become a central real-estate consideration. High-density computing can place significant demands on electricity networks, making access to reliable and scalable supply critical before construction begins. This could alter land values around substations, transmission infrastructure and industrial corridors, while also increasing pressure on urban utilities.

Connectivity remains another major factor. Mumbai accounted for 53% of India’s operational data-centre capacity in September 2025, while Chennai, Delhi-NCR and Bengaluru formed the other major concentrations. Their established fibre networks, enterprise markets and international connectivity have helped create strong clusters.However, the next phase may not remain confined to established metropolitan markets. CBRE’s 2026 assessment points to continued diversification as operators look for locations offering sufficient power, network access, renewable-energy options and room for expansion. This could create opportunities for emerging urban regions, but only where supporting infrastructure keeps pace.The environmental implications are equally significant. Data centres operate continuously and require substantial cooling, making energy and water efficiency important to their long-term viability. New projects are increasingly incorporating renewable power procurement, efficient cooling and water-management measures. Yet the wider impact depends on how these facilities interact with local electricity, water and land systems.

For cities, the data-centre expansion therefore represents more than a property-market trend. It is a test of infrastructure planning. Regions seeking this investment will need to balance economic activity with grid capacity, resource availability, environmental resilience and competing civic needs.As India’s digital economy expands, the value of a data-centre site will increasingly depend on the infrastructure surrounding it. The emerging market is likely to reward locations that can combine reliable power and connectivity with efficient resource use and long-term urban resilience.
