Anarock Deepens Real Estate Services Through DSP Deal

Anarock Group has acquired a 51% stake in Mumbai-based DSP Design Associates, bringing an architecture and planning practice into its real estate services business. The deal, whose financial terms were not disclosed, signals a broader shift in India’s property-services sector towards combining design, project management and transaction expertise as development becomes more complex.

DSP Design Associates has operated for more than three decades and has a multidisciplinary practice covering architecture, master planning, interiors and design-build services. The firm has more than 320 professionals across Mumbai, Bengaluru, Pune, the National Capital Region and Hyderabad, according to information released by the companies. Its portfolio spans commercial and technology campuses, residential projects, retail, hospitality and mixed-use developments. The firm says its current work covers more than 125 million sq ft, while more than 1,000 projects have been delivered across different markets.The acquisition gives Anarock greater involvement earlier in the property development cycle. Instead of focusing primarily on transactions, advisory and project-related services, the expanded platform can participate in decisions involving land use, building design, spatial planning and project execution. That integration is increasingly relevant as Indian cities face competing demands for housing, employment space, mobility and public infrastructure. Architecture and master planning decisions can influence energy consumption, construction materials, water use, transport demand and the amount of usable open space within a development.For developers and investors, bringing design and real estate expertise under one platform could simplify coordination between feasibility studies, planning and execution. For cities, however, the value of such consolidation will depend on whether design decisions respond to local infrastructure capacity and long-term environmental conditions rather than focusing only on development efficiency.

DSP will retain its existing founding leadership following the transaction, with Anarock providing broader oversight. The arrangement is intended to maintain continuity in client relationships and the design practice while giving the architecture firm access to additional markets and service capabilities. The move also comes as India’s property market becomes increasingly geographically diverse. Large projects are spreading across established metropolitan areas as well as emerging urban corridors, creating demand for specialists who can navigate different planning frameworks, development models and infrastructure conditions.

Anarock’s DSP stake therefore represents more than an ownership transaction between two property-sector businesses. It reflects the growing convergence of real estate advisory and built-environment design. The longer-term test will be whether integrated services produce projects that are commercially viable while also responding to climate risks, resource constraints, accessibility and the needs of surrounding communities.As Indian cities accommodate more investment and development, design quality will increasingly need to be measured not only by buildings delivered, but by how effectively those buildings function within the wider urban system.
