Chennai Housing Sales Slide as Urban Demand Softens

India’s major residential markets entered the July-September quarter with weaker transaction activity, as housing sales across nine cities fell 6% year-on-year to 1,03,170 units. The PropEquity data points to a more measured housing market, with developers also reducing fresh supply as affordability, demand and broader economic uncertainty influence purchasing decisions.

The slowdown was uneven across cities. Chennai and Kolkata recorded 17% annual declines, while Pune fell 16%. Thane and Mumbai registered declines of 11% and 8%, respectively, while Delhi-NCR slipped 12%. Bengaluru was comparatively steady, with sales rising 1% to 17,340 units. The pattern was different in Hyderabad and Navi Mumbai. Hyderabad recorded an 11% increase to 15,470 units, while Navi Mumbai rose 12% to 9,810 units. These variations suggest that housing demand is increasingly being shaped by local employment conditions, connectivity, new infrastructure and the availability of homes suited to different household budgets rather than by a uniform national cycle.

For Chennai, the 17% decline is particularly relevant because residential expansion is closely linked to transport corridors, employment clusters and the city’s wider infrastructure capacity. Lower sales do not automatically indicate weaker long-term housing need. They can also reflect affordability pressures, buyer caution and a mismatch between available homes and what households can realistically purchase. New supply also moved lower. Across the nine markets, fresh launches fell 15% quarter-on-quarter to 98,165 units, compared with 1,15,010 units in the preceding quarter. On an annual basis, supply was down about 2%. The sharper quarterly reduction in launches meant that completed sales remained slightly above fresh additions during the period.

Hyderabad stood apart on the supply side as well, with launches rising 68% year-on-year. That creates a different market dynamic from Navi Mumbai, where launches declined 25%. For developers, the figures point towards more selective project planning. For cities, however, the quality and location of new housing may matter as much as the number of units entering the market.Urban planners and housing specialists increasingly assess residential growth alongside public transport, water supply, drainage, electricity, social infrastructure and climate resilience. A slower sales cycle could therefore give cities and developers greater scope to align new housing with existing infrastructure rather than simply expanding built-up areas.PropEquity’s latest assessment places the combined quarterly market for new supply and absorption around the one-lakh-unit level across leading cities. The next quarter will show whether festive-season demand changes transaction volumes. For urban India, the more important measure will be whether future housing growth delivers homes that remain financially accessible while reducing pressure on land, infrastructure and environmental systems.
