India Real Estate Digital Shift Redefines Property Discovery

India’s real estate market is moving beyond traditional broker networks as regulation, digital media and changing buyer behaviour reshape how properties are discovered and assessed. Discussions at the Times of India Home & Decor Awards 2026 in New Delhi highlighted how professionals are using digital platforms to maintain consumer engagement while navigating a more regulated market. The shift could influence not only sales, but also how information about homes reaches citizens.

Real estate entrepreneur and digital creator Ravi Kewalramani said the pandemic accelerated his move into digital content after physical property visits became difficult. His experience reflects a wider change in property marketing, where video, social media and online conversations can bring homes to prospective buyers before an in-person visit.The rise of the real estate digital shift comes alongside a regulatory transformation. The Real Estate (Regulation and Development) Act, 2016 established a formal framework for project registration, disclosures and consumer protection. Section 9 also requires agents facilitating sales in registered projects to obtain registration.For buyers, that framework matters because property decisions involve large financial commitments and often depend on information supplied by developers, agents and intermediaries. Digital platforms can widen access to information, but they also increase the importance of checking project approvals, regulatory records, specifications and claims rather than relying solely on online presentation.

Tax changes have added another layer to the sector’s evolution. GST replaced multiple indirect taxes in 2017, while the structure for residential property was revised from April 2019. The revised regime introduced effective GST rates of 5% for non-affordable residential property and 1% for qualifying affordable housing, without input-tax credit under the new scheme.The real estate digital shift is also changing professional visibility. Brokers, architects and designers can now communicate directly with potential customers and build audiences around their expertise. This reduces dependence on conventional advertising channels, while making accuracy, disclosure and responsible communication more important.

That distinction is significant for urban development. A digitally promoted property is still part of a physical neighbourhood, dependent on roads, public transport, water, drainage, power and social infrastructure. Better online discovery cannot compensate for weak civic systems or poor climate resilience.As India’s cities expand, technology is therefore becoming another layer of the property market rather than a substitute for sound development. The next phase will depend on whether digital access is matched by transparent information, accountable transactions and homes that remain affordable, accessible and resilient for the people who ultimately live in them.
