Mumbai Zaoba Wadi Redevelopment Brings Homes And Height

A long-delayed redevelopment in Mumbai’s Thakurdwar is moving ahead with Godrej Properties joining Man Infraconstruction Ltd (MICL) and Shreepati Group on a 2.5-acre site. The Zaoba Wadi redevelopment is planned around a 325-metre residential tower alongside rehabilitation housing for hundreds of existing occupants, highlighting the scale and complexity of renewing some of South Mumbai’s oldest neighbourhoods. 

The project has remained stalled for more than a decade after development rights were acquired by Shreepati Group in 2011. Funding constraints and the difficulty of consolidating development rights contributed to the delay. MICL subsequently became involved as development manager, while further rights were secured from occupants to move the project towards construction. The latest agreement transfers development rights held by MICL and Shreepati Group to Godrej Properties, with MICL retaining a revenue-sharing interest. The project has an estimated revenue potential of about ₹6,000 crore and is expected to include roughly 600,000 sq ft of saleable carpet area. 

For residents, however, the redevelopment is not primarily a luxury housing story. Around 625–627 existing tenants are expected to receive rehabilitation homes of about 550 sq ft, substantially larger than many of their current 150–200 sq ft units. The rehabilitation component is expected to be delivered before the saleable development, with the overall construction programme extending across several years. That transition will be significant for a neighbourhood where housing, small businesses and community life have developed around compact plots and older building forms. Zaoba Wadi forms part of the historic Girgaon-Thakurdwar urban fabric, where redevelopment has increasingly become the route for replacing ageing structures while unlocking valuable land. The environmental and infrastructure implications will also be substantial. A 325-metre tower on a constrained South Mumbai site means greater pressure on water supply, sewage capacity, electricity, fire access, traffic management and waste systems. The project therefore needs to be assessed not only through its revenue potential but also through how effectively its infrastructure can support a much higher concentration of residents and workers. 

Heritage sensitivity adds another layer. The Zaoba Ram Mandir is included in Mumbai’s heritage documentation, while the wider Zaoba Wadi precinct has been recorded as a late-19th and early-20th-century mixed residential-commercial area. The precinct itself was later deleted from the heritage listing, although the temple remains separately documented.  The Zaoba Wadi redevelopment therefore reflects a wider South Mumbai shift: valuable low-rise urban communities are being replaced by high-density vertical housing. Its success will ultimately depend on whether rehabilitation, infrastructure capacity, heritage sensitivity and climate resilience advance alongside the commercial development.
