Arvind SmartSpaces Expands Vertical Housing in Bengaluru

Bengaluru’s Sarjapur Road is set to see another high-rise residential development after Arvind SmartSpaces added a 2.5-acre project through a joint development arrangement. The scheme has around 3.6 lakh sq ft of saleable area and an estimated top-line potential of ₹470 crore, including the development partner’s share. The addition highlights the continued shift towards denser housing along Bengaluru’s expanding employment corridors. 

The Arvind SmartSpaces Bengaluru project extends the developer’s existing Arvind Sylva development on Sarjapur Road. It is expected to become the company’s 11th high-rise project in the city. The developer has added 16 projects across Bengaluru since entering the market, with eight delivered and eight at various stages of development, according to company disclosures reported in regulatory filings.  The scale of the latest addition is significant in a corridor where residential growth is closely tied to technology employment, road connectivity and planned public transport. However, adding housing capacity also places greater pressure on local roads, drainage, water supply, public transport and social infrastructure. For residents, the value of a new high-rise therefore extends beyond the number of homes delivered and depends on whether surrounding infrastructure keeps pace with population growth.

The Arvind SmartSpaces Bengaluru project comes after strong sales momentum for the company. Its Arvind Sylva development crossed ₹500 crore in bookings within 30 days of launch, with about 60% of inventory absorbed by value. The project itself has an estimated top-line potential of roughly ₹860 crore.  The company also reported ₹432 crore in consolidated bookings during Q1 FY27, up 147% year-on-year. Revenue from operations reached about ₹317.6 crore, while profit after tax rose to ₹97.4 crore from ₹12 crore a year earlier. The quarter included revenue recognition linked to completion of a Bengaluru project, making booking growth and reported revenue important but distinct measures of operating performance. 

For Bengaluru, the larger question is how quickly new private housing can be matched with resilient urban systems. High-rise development can use land more efficiently than dispersed growth, but its long-term benefits depend on reliable public transport, adequate water and sewage networks, stormwater management, walkable streets and access to everyday services. The ₹470 crore development consequently adds to both the city’s housing supply and its infrastructure challenge. Its next milestones will include approvals, construction progress, sales absorption and the capacity of surrounding civic systems to support additional residents without deepening existing mobility and environmental pressures.
