India Retail Destinations Shift Towards Experience Led Growth

India’s organised retail market is moving towards formats where shopping, dining and entertainment increasingly share the same urban space. Strong leasing in the first half of 2026, combined with rising demand for leisure-led uses, is pushing developers and retailers to rethink how physical destinations fit into changing consumer routines. The shift also raises questions about connectivity, land use and whether new retail growth can remain accessible and resource-efficient.

Retail leasing across India’s top seven markets reached 6.27 million sq. ft. in H1 2026, up 10.5% year-on-year, according to JLL. Mumbai, Delhi-NCR and Bengaluru together accounted for more than three-quarters of the activity. At the same time, shopping mall supply remained constrained, with only 0.82 million sq. ft. added during the period, down 64% from H1 2025. The limited supply is increasing competition for established retail locations. Mall vacancy across the top seven cities fell to 11.15% from 11.60% a year earlier, while mall leasing itself rose 22.4%. JLL data also shows that malls accounted for 43.1% of overall retail leasing in H1 2026, compared with 38.9% in H1 2025. The composition of demand provides a clearer picture of the change. Fashion and apparel represented 33% of leasing, while food and beverage accounted for 18%. Entertainment reached 16%, up from 12% a year earlier, with space take-up increasing 41.5%. Family entertainment centres, gaming areas, bowling facilities and children’s play spaces were among the drivers. 

Separate CBRE data points to the same broader expansion, recording 3.9 million sq. ft. of retail leasing across leading Indian markets in H1 2026, a 20% annual increase. Delhi-NCR, Chennai and Mumbai represented about two-thirds of that activity. CBRE also reported growing experimentation with experiential stores and formats designed around customer visits rather than transactions alone.  For cities, however, experience-led retail is not simply a question of larger malls. Retail is increasingly moving into high streets, mixed-use developments and transit-linked locations. Such formats can reduce the need for separate journeys when shops, services, food and recreation are located along existing movement corridors. But the urban benefits depend heavily on public transport access, walkability, shade, waste management and energy-efficient buildings.

The next phase of retail destinations will therefore be shaped by both consumer demand and urban infrastructure. JLL estimates that about 45.5 million sq. ft. of shopping mall space is under construction across the top seven cities and could become operational by 2030. For developers and city authorities, the challenge will be ensuring that this expansion adds useful neighbourhood amenities without creating isolated, car-dependent consumption zones. The strongest retail growth may increasingly come from places that combine commercial activity with accessible, connected and climate-conscious urban environments.
