Mumbai Property Demand Gains Ground Despite Revenue Dip

Mumbai’s property market entered the festive quarter with unusually strong transaction activity, as September registrations reached their highest level for the month in more than 14 years. Yet the simultaneous fall in stamp-duty revenue suggests that rising transaction volumes do not necessarily mean uniform growth in property values or purchasing power. 

Mumbai recorded 12,622 property registrations in September 2026, 5% more than the 12,070 recorded a year earlier. The figure was also marginally above August’s 12,580 registrations. The data, covering areas within the Brihanmumbai Municipal Corporation jurisdiction, were drawn from Maharashtra’s Department of Registration and Stamps and analysed by Knight Frank India.  The sharpest movement came around Ganesh Chaturthi. Between September 14 and 25, Mumbai registered 5,379 properties, a 22% year-on-year increase and the strongest festive-period performance in four years. Stamp-duty collections during the period reached ₹640 crore, accounting for more than half of the month’s ₹1,227 crore total and rising 32% from the comparable period last year. 

However, the broader revenue picture is less buoyant. September’s stamp-duty receipts declined 5% year on year, despite the increase in registrations. The divergence indicates that the composition and value of transactions matter as much as headline volumes. In other words, more registrations do not automatically translate into higher-value purchases or stronger government revenue. The longer-term trend nevertheless shows how significantly Mumbai’s registration market has expanded. September registrations stood at only 4,116 in 2013, remained broadly within the 4,000–5,500 range through much of 2014–19, and subsequently accelerated, crossing 7,800 in 2021 and 10,600 in 2023. The latest figure marks another step up in transaction activity.  For citizens, the more important question is what sits behind this sustained demand. Urban infrastructure, transport access and neighbourhood-level services increasingly influence where households can realistically live and work. Industry assessments also indicate that buyers are becoming more selective about location and development quality. 

That makes Mumbai’s current property cycle more than a measure of sales momentum. As redevelopment, transport expansion and new construction reshape the city, future growth will need to be matched by adequate public infrastructure, climate resilience and access to housing across income groups. The September data show strong participation, but the quality and inclusiveness of that growth remain central to Mumbai’s urban future.
