Hyderabad Office Leasing Reflects Growing Corporate Demand

Hyderabad’s office market has recorded another large-format commercial lease, with 1.19 lakh sq ft taken up at Phoenix Centaurus under a five-year agreement. The transaction adds to an existing corporate footprint at the development and offers another measure of how multinational occupiers are consolidating space in established business districts.

The lease began on July 29, 2026, at a monthly rate of ₹78 per sq ft. That puts the initial monthly commitment at about ₹93.2 lakh, with the total rental obligation over five years estimated at ₹55.6 crore. The agreement also includes an ₹8.39 crore security deposit and a 15% rent escalation after three years.  The latest deal takes the occupier’s space at Phoenix Centaurus to roughly 3.7 lakh sq ft. Earlier transactions recorded at the same development include 1.25 lakh sq ft leased in 2025 and smaller office additions in 2023 and 2024. The pattern points to a gradual expansion of a large occupier rather than a single one-off space requirement. That matters for Hyderabad’s wider office market because demand is increasingly being generated by Global Capability Centres (GCCs), technology operations and other corporate functions. A recent industry report found that Hyderabad had about 515 GCCs employing more than three lakh people as of March 2026, with another 50–70 centres expected within a year. 

The pressure on commercial real estate could therefore extend beyond individual leasing transactions. Industry estimates suggest Hyderabad’s expanding GCC base could create 8–12 million sq ft of additional office demand over three to five years. Foreign companies setting up GCCs leased about 4.5 million sq ft in 2025, compared with 1.9 million sq ft in 2021, while leasing had already crossed 3 million sq ft during the first half of 2026. For the city, however, expanding office stock also raises questions about infrastructure capacity. Large employment clusters can increase pressure on roads, public transport, housing, water, electricity and daily commuting networks.

A resilient Hyderabad office market will therefore depend not only on adding Grade-A buildings, but also on whether surrounding urban systems can accommodate sustained employment growth without increasing travel times, resource demand and infrastructure stress.As corporate leasing continues, the next phase of Hyderabad’s commercial expansion will be measured not simply by square footage absorbed, but by how efficiently new employment districts connect with housing, mobility and essential urban services.
