Sobha Expands Residential Sales Across Bengaluru And NCR

Bengaluru-based Sobha Limited recorded ₹5,862 crore in housing sales during the first half of FY27, up 47.2% from a year earlier, as new launches lifted activity across Bengaluru, the National Capital Region and other markets. The numbers point to continued demand for premium housing, while also raising questions about infrastructure capacity, land use and the urban cost of rapid expansion.

The company sold 3.76 million sq ft across 2,260 homes during April-September, with sales area rising 32.4% year on year. Average realisation also increased to ₹15,604 per sq ft from ₹14,028 a year earlier. Bengaluru accounted for ₹3,385 crore, or 57.7% of the half-year sales, while NCR contributed ₹1,974 crore, or 33.7%.  The concentration of demand in established metropolitan markets reflects a wider shift towards larger and higher-value homes. But strong sales do not automatically translate into better urban outcomes. Housing expansion in high-growth corridors can add pressure on roads, public transport, water supply, drainage and open spaces unless new projects are matched by civic investment. Sobha launched 7.91 million sq ft of saleable space through five projects in Bengaluru, Gurgaon and Calicut, with an estimated sales potential of ₹11,200 crore. The company also completed 1,391 homes covering 2.56 million sq ft during the period. These figures show how quickly new construction is entering the market, making timely delivery and supporting infrastructure increasingly important. 

The second quarter added ₹2,206 crore in sales from 1.42 million sq ft across 828 homes. Two additional projects were launched during the quarter, including a plotted development in Mysuru and a residential project in Calicut. The Mysuru project covers 10.6 acres and includes 126 plots, highlighting how plotted housing is becoming part of the expansion strategy beyond India’s largest cities.  For cities, the implications extend beyond property transactions. Higher-value residential development can generate construction employment and support local economic activity, but its longer-term value depends on connectivity, water security, climate resilience and access to public services. Urban planners note that development intensity needs to remain aligned with infrastructure capacity, particularly in fast-growing peripheral areas.

Sobha’s residential sales therefore provide a useful indicator of where private housing demand is concentrating. The next phase will depend not only on whether buyers absorb newly launched inventory, but also on whether surrounding urban systems can keep pace with construction and population growth.
