Oriom Group Builds Odisha Real Estate Platform

Odisha’s property market is set for another industrial-led entrant as Oriom Group establishes Oriom Realty, expanding beyond its core businesses into housing, commercial space, retail, hospitality and mixed-use development. The move initially targets Bhubaneswar and emerging growth corridors, raising a wider question for the state: whether rapid infrastructure and industrial investment can translate into better-planned urban growth.

The shift comes after more than two decades of activity by the group in steel and power, speciality chemicals and refractories. Its experience is rooted in Jharsuguda, where industrial expansion has also created demand for housing and supporting services. The group had previously facilitated four multi-storey residential developments in the city. For Odisha’s property market, the entry reflects a broader transition. Industrial investment can create demand for homes, offices, retail and hospitality, but it can also place pressure on transport networks, water systems, energy supply and public services. The quality of new development will therefore depend less on the volume of construction and more on how closely projects are connected to existing and planned urban infrastructure.

Bhubaneswar is expected to be the main launchpad for Odisha real estate activity. The capital has increasingly become a centre for services, knowledge industries and investment, while new road, rail, airport and logistics infrastructure is widening its economic catchment. For developers, that creates opportunities beyond conventional housing, particularly in mixed-use districts where employment, homes and everyday services can be located closer together. The state’s relatively low level of urbanisation adds another dimension. Odisha has estimated urbanisation at about 17%, with long-term state ambitions to reach 40% by 2036 and 60% by 2047. If those targets are approached, millions more people could live in urban areas over the coming decades, creating substantial demand for housing and civic infrastructure. That expansion also makes land-use planning critical. New projects need reliable public transport, drainage, water supply, waste management, open spaces and climate-resilient construction rather than being developed as isolated enclaves. In fast-growing corridors, inadequate infrastructure can quickly shift the costs of expansion from developers to households and local authorities.

Oriom Realty’s move into Odisha real estate therefore sits within a much larger urban transformation. Its engineering and project-management capabilities could support more coordinated development, but the long-term test will be whether new assets integrate with public infrastructure and serve growing communities efficiently. For Odisha, the next phase of urbanisation will bring significant economic opportunity. It will also require development to keep pace with civic capacity, ensuring that rising land values and construction activity produce more liveable, connected and resilient cities.
