Kolkata Brings AI Into Real Estate Construction

Artificial intelligence is moving deeper into India’s real estate industry, with developers at CREDAI NATCON 2026 examining its use in construction monitoring, quality control, project planning and customer analysis. The shift matters as Indian cities prepare for larger development volumes, putting pressure on builders to deliver faster while controlling waste, defects, delays and the environmental costs of construction.

The three-day NATCON convention, being held in Kolkata from October 2 to 4, has given technology a prominent role through an AI and Innovation Hub covering PropTech, construction technology, smart buildings and digital platforms. More than 1,000 industry delegates are attending the event, which is being hosted in India for the first time in more than a decade. For developers, the more immediate opportunity is on construction sites. Computer vision and digital monitoring can compare ongoing work with project plans, identify visible defects and flag deviations earlier. Such systems could reduce dependence on periodic inspections, but their value will depend on the quality of site data and whether human teams can act on the warnings quickly.

That makes AI in real estate less about replacing engineers and more about improving decisions. Automated checks can handle repetitive monitoring while architects, engineers and site managers retain responsibility for complex judgements involving safety, design changes and construction quality. The technology is also being tested further up the property value chain. Developers can use AI to organise customer enquiries, identify recurring buyer concerns and analyse sales behaviour. Used responsibly, this could improve responsiveness. But the growing collection of customer data also raises questions around privacy, transparency and whether automated systems influence housing decisions without adequate human oversight. Construction efficiency has a wider urban consequence. Building activity consumes large quantities of materials, energy and water, while delays can increase costs and extend disruption around project sites. Better planning and early detection of errors could therefore support lower material waste and more predictable delivery. Yet AI in real estate will not automatically make development sustainable if efficiency gains simply encourage faster construction without stronger planning, resource management and infrastructure capacity.

India’s national AI agenda is also moving towards practical deployment. The India AI Impact Summit 2026 placed inclusion, accountability and accessibility alongside technological progress, signalling that adoption is expected to address real economic and social needs rather than remain limited to demonstrations. For cities, the real test will be measurable outcomes: fewer construction defects, reduced waste, safer worksites, better project timelines and more responsive buildings. As real estate expands, AI may become useful infrastructure for decision-making but only when technology improves the quality and sustainability of the places being built.
