Mumbai Luxury Rentals Add Momentum To Prime Housing

Mumbai’s high-end rental market is gaining another data point as actor Shakti Kapoor and his daughter Shraddha Kapoor have leased a 1,050 sq ft apartment in Mahalaxmi for ₹2.5 lakh a month. The three-year agreement points to sustained demand for well-located premium homes, while also showing how expensive residential assets can generate recurring income without an immediate sale.

The furnished apartment is located in Piramal Mahalaxmi South Tower and has been leased to Akshat Khetan under an agreement registered in June 2026. The tenancy began on July 1 and will continue until June 30, 2029. The contract includes a 12-month lock-in period, after which either side can exit with 30 days’ written notice, subject to the agreement’s conditions. The rental structure also provides a clear view of how landlords are pricing premium housing. The monthly payment starts at ₹2.5 lakh in the first year, rises to ₹2.625 lakh in the second and reaches about ₹2.756 lakh in the third. Across the full term, the property is expected to generate roughly ₹94.58 lakh in rent.

For Mumbai’s residential market, such transactions are increasingly relevant beyond their celebrity association. Prime neighbourhoods are seeing a widening gap between outright purchase costs and recurring rental values, making rental income an important consideration for investors holding high-value homes. Industry experts say location, access to employment districts, transport links and the availability of quality housing remain key factors supporting premium rents. The Mahalaxmi transaction also sits within a broader property holding pattern. The same family acquired another 1,042.73 sq ft apartment in the project for ₹6.24 crore in January 2025. That purchase illustrates the continuing appeal of established south-central Mumbai locations, where residential demand is closely tied to connectivity, limited land availability and proximity to major commercial districts.

Shraddha Kapoor has separately renewed the lease of a substantially larger 3,929 sq ft apartment in Juhu at a starting rent of ₹6 lakh a month. The 12-month renewal, registered in February 2026, carries an annual rental value of ₹72 lakh and includes four parking spaces. These transactions highlight a broader urban question for Mumbai: as premium housing values climb, who can access well-connected neighbourhoods and how efficiently is existing residential space being used? For the wider market, the growth of Mumbai luxury rentals may support greater flexibility between ownership and renting, but the city’s long-term housing challenge remains ensuring that infrastructure, mobility and liveable homes expand alongside premium development.
