Punjab Real Estate Moves Beyond Core Urban Markets

The Chandigarh–Mohali–Zirakpur property market is moving towards a more infrastructure-driven phase, with buyers placing greater weight on connectivity, construction standards, liveability and long-term value. The shift comes as new highway projects improve regional links while rising land costs and congestion push development towards peripheral markets. 

For Tricity real estate, the change is significant because growth is no longer being shaped only by the availability of new housing. Buyers are increasingly assessing whether neighbourhoods can support everyday life through reliable roads, access to workplaces, schools, healthcare, retail and public services. Chandigarh retains an advantage from its established urban structure and limited developable land. But its scarcity is also placing pressure on housing affordability and encouraging demand to spill into surrounding markets. Recent market assessments indicate that buyers are increasingly considering locations beyond Zirakpur and Mohali as prices and congestion rise in established corridors. 

Infrastructure is likely to remain a major influence on this outward expansion. The 19.2-km Zirakpur bypass, approved at a capital cost of ₹1,878.31 crore, is intended to divert through-traffic away from congested urban stretches. Other projects include the 31.23-km Zirakpur–Kurali six-lane corridor and a proposed 10.3-km Chandigarh Airport–Aerocity connection. Together, such links could alter commuting patterns and reshape where residential and commercial demand concentrates.  Industry observers say this makes infrastructure quality increasingly important to Tricity real estate decisions. A well-connected project can reduce travel burdens, but poorly planned expansion can also create new pressure on roads, drainage, water supply, parking and public spaces. For residents, the value of connectivity therefore depends on whether supporting civic systems grow at the same pace.Commercial development is following the same pattern. Zirakpur’s VIP Road has developed into a significant retail corridor, supported by its expanding residential catchment. SPS Realty’s Helios, for instance, comprises 177 showrooms and more than 200 parking spaces on a 1.54-acre site, according to the developer. 

The broader challenge is ensuring that commercial growth improves accessibility and convenience without intensifying traffic or encouraging fragmented urban sprawl. Parking, pedestrian movement, public transport access and efficient servicing will increasingly matter alongside retail visibility. For Punjab, the next phase of property expansion could therefore extend well beyond traditional city boundaries. The more durable market will be one where new housing and commercial districts are matched by transport, civic infrastructure, environmental capacity and employment opportunities. That would make Tricity growth less dependent on speculation and more closely aligned with the needs of the people who live and work there.
