Delhi NCR Buyers Look Towards Rajasthan For Second Homes

The opening of faster road links between Delhi-NCR and Rajasthan is bringing the Alwar–Sariska belt into sharper focus for property investors and hospitality developers. The Sohna–Dausa section of the Delhi–Mumbai Expressway is changing access to previously peripheral locations, creating opportunities for second homes, resorts and land-based projects. However, the next phase of growth will depend on land regulation, local infrastructure and environmental safeguards, not connectivity alone.

The expressway has strengthened road connections between Gurugram and parts of Rajasthan, making weekend travel and longer stays more practical. This could broaden the property search for buyers who find established NCR markets increasingly expensive or congested. Unlike apartment-led markets, the Sariska–Alwar region attracts interest in farmhouses, larger plots and leisure properties. Its appeal rests on open landscapes, proximity to tourism destinations and the possibility of owning a second home outside dense urban areas. However, improved access does not automatically create a viable property market. Reliable water supply, electricity, waste management, emergency services and road access within developing areas will determine whether new projects can support residents and visitors over time.Claims of land price increases of 300–400% in parts of the Sohna–Dausa corridor have drawn attention to the investment potential of the region. Such figures should be assessed carefully because appreciation varies by location, land classification, ownership records, development permissions and access to infrastructure.

As demand grows, buyers face risks from unclear titles, unauthorised plotting and expectations based on speculative future development. Agricultural land, protected areas and parcels with restricted development rights cannot be treated as interchangeable investment opportunities. Property professionals and local authorities will need to distinguish between genuine market demand and price increases driven mainly by expectations surrounding infrastructure. Sariska Tiger Reserve and the wider Aravalli landscape give the region an economic identity beyond real estate. Better connectivity could support tourism, accommodation, food services and local employment, allowing smaller businesses to benefit from increased visitor activity. Yet, unchecked construction could put pressure on groundwater, habitats and waste disposal systems. Farmhouse clusters and resorts require particular scrutiny where development approaches ecologically sensitive areas. Construction approvals, water-use limits and effective sewage treatment will be essential to avoid transferring the costs of private development to surrounding communities.

The region’s long-term value depends partly on retaining the natural features that attract visitors and buyers in the first place. The corridor could also strengthen logistics, warehousing and commercial activity at suitable locations, creating demand for jobs, transport services and supporting housing. These benefits, however, depend on planned development rather than scattered construction along highway access points. For nearby villages, the priority will be ensuring that growth improves access to employment and public services without undermining agricultural livelihoods or increasing pressure on shared resources. The Delhi–Mumbai Expressway has changed the accessibility of the Alwar–Sariska belt. Whether that translates into durable economic gains will depend on transparent land transactions, coordinated planning and infrastructure that serves local communities as well as property buyers.
