India Festive Buyers Face Costlier Property Loans

Indian investors planning a festive-season property purchase face a hard trade-off. Offices can pay several times the rental income of homes, but they bring longer vacancies and tougher tenant risks. With borrowing costs rising after the central bank’s latest rate increase, experts warn that a headline rental yield alone can mislead buyers who are committing large sums.

Industry estimates put the annual rental yield on housing at about 2.5 per cent, against 7 to 8 per cent for professionally managed offices. Yield is rent as a share of a property’s price, and these are gross figures. Maintenance, property tax, management fees, loan interest and months without a tenant all eat into them. A property advertising higher rent may therefore deliver less cash than it appears to. Tenant depth separates the two segments. A senior executive at a real estate firm said homes draw a wider pool of occupants and usually let faster, while finding the right occupier for an office can take months. In commercial space, location, tenant profile and lease terms largely decide whether income arrives on schedule.

Financing adds pressure. The Reserve Bank of India raised its repo rate, the rate at which it lends to banks, by 25 basis points to 5.5 per cent. A basis point is one-hundredth of a percentage point. Lenders often pass such changes to borrowers, which can mean higher monthly instalments or longer repayment periods. Analysts say that where rent barely covers the loan and upkeep, a strong yield on paper can leave thin cash flow. Place matters as much as property type. Hyderabad’s north-western corridor, home to technology campuses, global capability centres and corporate offices, was cited as an area where steady jobs have underpinned tenant demand. A property company director cautioned against choosing a city for price gains alone. Buying at sensible valuations, where rental demand can carry future growth, was described as the safer approach. For an investor with Rs 1 crore, advisers suggest starting with the goal: regular income, long-term appreciation or both. Housing suits those who want easier leasing and accept lower returns. Offices suit those who can scrutinise lease structure, vacancy risk and running costs before committing.

The choice also matters beyond the individual buyer. Money that chases inflated valuations can add to unsold or empty stock, while well-connected locations near jobs and public transport support shorter commutes and lower emissions. Planners note that energy-efficient buildings tend to hold tenants better, which protects income over time. Before signing, buyers should calculate realistic net income after every cost of ownership, then test it against a higher interest rate and several vacant months. The next signals to watch are whether lenders pass on the repo rate rise and how quickly offices in established job hubs find occupiers.
