Ahmedabad Della Townships Plan Raises Land Questions

A proposed portfolio of 12 township developments with a combined Gross Development Value (GDV) of ₹46,480 crore is putting large-format real estate back in focus across several Indian cities. The developments span 4,324 acres, according to the developer’s current project disclosures, with Pune, Ahmedabad, Raipur and Nagpur among the locations at different stages of planning and approvals.

The scale matters because township projects can reshape more than property markets. They can influence road demand, water supply, public transport, power networks and the conversion of peripheral land into urban uses. For cities already dealing with rapid outward growth, the key question is whether supporting infrastructure will expand at the same pace as private development. In Pune, the proposed 40-acre development in the Hinjewadi area includes residential, hospitality and leisure components. The project’s public disclosures indicate that the masterplan has progressed, while RERA registration remains an important next regulatory step. A project website also states that the development has not yet received a RERA registration number.

The Della township projects in other cities are at varying stages. The Ahmedabad proposal covers 1,100 acres and includes automotive, golf, wellness and design-related components. The scale could generate employment and investment, but it also raises questions around mobility, water demand, ecological safeguards and the long-term public cost of servicing a large new urban district. In Naya Raipur, the proposed township covers 55 acres, while the Nagpur portfolio includes multiple developments. The company’s current disclosures list 12 projects across 10 cities, covering more than 4,000 acres. Urban planners note that integrated developments can reduce some travel and infrastructure inefficiencies when housing, employment, recreation and essential services are planned together. That benefit, however, depends on actual connectivity, affordable access to services and adequate public infrastructure beyond project boundaries.

The Della township projects also bring sustainability questions into sharper focus. Large developments need credible plans for water conservation, renewable energy, waste management, stormwater drainage, green cover and climate resilience. These measures become especially important as extreme heat and intense rainfall increasingly test urban infrastructure. For citizens and local authorities, the next stage will therefore be more significant than the headline GDV. RERA registrations, statutory clearances, transport links, environmental safeguards and infrastructure capacity will determine whether these planned townships become well-connected urban districts or isolated real estate enclaves.
