However, economists caution that the city’s housing strategy should continue balancing premium development with affordable and middle-income housing to maintain social diversity and equitable access to urban opportunities. The continued expansion of Delhi luxury housing illustrates how limited land availability is reshaping development strategies in mature metropolitan markets. Rather than outward expansion, the focus is increasingly shifting towards the efficient use of existing urban land through carefully planned redevelopment. As central Delhi evolves, future residential projects are likely to be evaluated not only for architectural quality and commercial success but also for their contribution to sustainable urban regeneration, resilient infrastructure and neighbourhood liveability. Balancing private investment with public interest will remain central to ensuring that redevelopment strengthens the capital’s long-term urban future.
