Gurugram SPR emerges as new real estate hotspot

Gurugram’s Southern Peripheral Road (SPR) is today at the heart of a remarkable transformation, evolving into one of Delhi-NCR’s fastest-growing real estate hubs.

According to industry estimates, residential launches along SPR have surged by 584 percent over the past five years, accompanied by a 125 percent spike in property values. With 23 ongoing projects poised to deliver nearly 11,900 housing units by 2029, SPR is increasingly commanding the attention of investors, homebuyers, and urban planners. Online analytics platforms tracking the sector highlight that between 2020 and 2024, housing supply on SPR reached 14,224 units, with around 10,101 units successfully absorbed by the market. Even in early 2025, despite a dynamic economic environment, the corridor recorded 516 new unit launches, with 139 sold within the first quarter alone. Property values tell a compelling story, with the average price for new launches climbing from ₹7,693 per sq ft in 2020 to ₹17,123 per sq ft by the close of 2024.

Industry experts underline that SPR has emerged as a natural extension of Gurugram’s residential and commercial sprawl after the success of the Dwarka Expressway. Its seamless connectivity to major arterial roads like Golf Course Road, Sohna Road, and NH-48 — and by extension, to South Delhi, Manesar, and further towards Jaipur — has played a pivotal role in driving its realty appeal. The upcoming Rapid Rail Transit System and the now fully operational Dwarka Expressway are expected to further strengthen this connectivity matrix. Officials attribute the robust demand not only to location advantages but also to sustained infrastructure investment. Significant projects include a ₹8.25-crore road upgrade between Vatika Chowk and NH-48, alongside the construction of a 2-kilometre pedestrian and cycling track between sectors 58 and 61. In a further push towards sustainable urban development, a 56-kilometre continuous cycling and pedestrian corridor is being developed, aiming to enhance last-mile connectivity without adding to vehicular congestion.

The Haryana government’s recent budget commitment of ₹2,000 crore for 2025-26 further signals long-term state support for SPR’s urban evolution. This allocation will fund extensive road widening initiatives, the strengthening of public transport services, and enhancements to civic infrastructure — crucial moves to support Gurugram’s vision of a sustainable, liveable urban future. Private sector momentum complements public investment. Leading developers have launched premium projects along SPR, and major commercial complexes, such as Skyview Corporate Park and Pioneer Square, are already operational, hosting global corporations employing over 82,000 professionals. Experts point out that such developments have a direct and lasting impact on residential absorption rates, as high-quality employment hubs drive sustained housing demand.

Retail infrastructure too is undergoing a paradigm shift. The upcoming DLF Mall of India, touted to be India’s largest retail centre, is expected to significantly boost footfall in the region, enhancing both the commercial vibrancy and the liveability quotient of SPR’s surrounding sectors. Experts from the real estate sector say that location continues to remain the most decisive factor for buyers. Proximity to educational institutions, healthcare facilities, retail hubs, and recreational spaces has further strengthened SPR’s positioning as a holistic urban micro-market. They note that Gurugram’s ongoing focus on infrastructure — including six new flyovers and an elevated road network along SPR — will connect New Gurugram sectors 76 to 80 more efficiently, dramatically reducing commute times and improving liveability indices.

Residents living in communities along the Southern Peripheral Road attest to this transformation. Many cite improved road networks, new public spaces, better civic amenities, and a heightened sense of community living as the most visible changes over recent years. Several residents expressed optimism about SPR’s future, highlighting the need for the Gurugram Metropolitan Development Authority (GMDA) and the Municipal Corporation of Gurugram (MCG) to maintain a consistent focus on sustainable growth and quality service delivery under the city’s broader Master Plan 2030. Urban planners emphasise that SPR’s rapid transformation offers an opportunity to embed principles of eco-friendly development, carbon-neutral infrastructure, and inclusive urban design from the ground up. They stress that equitable access to public transport, walkable neighbourhoods, and green spaces must remain central to SPR’s future trajectory.

As Gurugram continues to reinvent itself as a model for next-generation Indian cities, the Southern Peripheral Road stands as a testament to the powerful interplay of strategic infrastructure investment, market dynamism, and visionary urban planning. The coming years are likely to see SPR not just as a real estate hotspot, but as a critical node in Gurugram’s sustainable urban future.
