Hyderabad Developer Faces Rs 4.2 Lakh Fine

A Hyderabad-based developer has been fined Rs 4.2 lakh for advertising a residential project without obtaining the necessary approvals. The penalty was imposed by the Telangana Real Estate Regulatory Authority (TGRERA) after it was found that the builder had marketed the Sanali Pinnacle project without proper registration and clearance from the Greater Hyderabad Municipal Corporation (GHMC).

The Sanali Pinnacle, located in Shaikpet, Hyderabad, is a luxury residential project that claimed to offer 40 premium units. Despite the project’s lavish marketing campaigns on digital platforms, real estate websites, and outdoor hoardings, the developer had not secured the required permissions before starting construction activities. Excavation work at the site began in April 2021, even though the development agreement explicitly stated that construction could only proceed after obtaining all necessary approvals.TGRERA’s action highlights the growing concern over compliance in the real estate sector, where several builders are bypassing regulatory norms to speed up project launches and attract buyers. According to real estate experts, such practices not only violate legal frameworks but also risk compromising the safety, sustainability, and environmental standards of urban development.

The authority’s order requires the developer to pay the Rs 4.2 lakh penalty within 60 days. Additionally, the builder has been directed to suspend all marketing, sales, and advertising activities for the Sanali Pinnacle project until it is officially registered with TGRERA and approved by the GHMC. Failure to comply with these directives could result in further penalties under Section 63 of the Real Estate (Regulation and Development) Act, 2016.
This case serves as a stark reminder to the real estate industry about the importance of adhering to legal requirements before promoting and selling properties. Experts stress that such regulatory measures are essential to protect homebuyers from potential risks associated with unapproved projects and to ensure that urban development aligns with sustainable and eco-friendly practices.

As Hyderabad continues to grow, the emphasis on transparent, compliant, and environmentally responsible real estate development is expected to strengthen. This incident could prompt other developers to prioritise legal and regulatory approvals, contributing to the city’s vision of building sustainable, resilient, and inclusive urban spaces.
