India Premium Homes Push Marketing Beyond Property Ads

India’s luxury housing market is changing the way developers communicate with buyers, as rising demand pushes the sector from conventional property advertising towards immersive, lifestyle-focused marketing. The shift is most visible across Delhi-NCR, Mumbai and Hyderabad, where high-value housing has become a major part of residential growth. It also raises a parallel question: can increasingly sophisticated storytelling keep pace with RERA’s emphasis on accurate project information?

The scale of premiumisation is significant. CBRE data shows that sales of homes priced above ₹4 crore across India’s seven leading cities increased 53% year-on-year in 2024 to nearly 19,700 units. Delhi-NCR, Mumbai and Hyderabad accounted for more than 90% of those transactions. JLL separately found that homes priced above ₹1 crore represented more than half of annual residential sales in 2024. The change reflects more than stronger purchasing power. Industry observers point to wealth creation, entrepreneurship, financial-market gains and greater global exposure among affluent buyers. Larger homes are increasingly assessed alongside privacy, wellness facilities, design, technology, services and the quality of the surrounding urban environment. That is altering the role of marketing. Instead of relying mainly on floor plans, specifications and location advantages, developers are increasingly using digital walkthroughs, private previews, experiential events, targeted content and visual storytelling to demonstrate how a property might function as part of everyday life.

The marketing shift is taking place within a regulatory framework that places responsibility on promoters for the accuracy of representations made to buyers. Under Section 12 of the Real Estate (Regulation and Development) Act, 2016, promoters can face liability where buyers make payments based on false or misleading information in advertisements or prospectuses. The Act also requires advertisements to prominently carry the regulator’s website details and project registration number. For luxury projects, that distinction matters. A cinematic campaign may create an emotional impression, but it cannot replace verifiable information about approvals, specifications, timelines or promised facilities. The premium segment is also becoming more competitive. Buyers with greater choice can compare projects on design quality, location, services and long-term usability rather than simply price.

Yet the marketing transformation does not represent the entire housing market. Mid-income buyers remain more sensitive to affordability, access, connectivity and functional value. Treating luxury communication as the model for all housing could therefore widen the gap between aspiration-led development and the everyday needs of urban households. The next phase of luxury real estate marketing is likely to depend on balancing experience with evidence. For cities, that means the strongest projects will need to offer not only compelling narratives but also transparent information, efficient infrastructure, liveable neighbourhoods and amenities that deliver measurable value over time.
