India RERA Rules Shape NRI Property Investment Trends

India’s property market is attracting a wider pool of NRI investors as improving connectivity, expanding commercial districts and more organised development create new investment choices. The shift is particularly visible in Delhi-NCR, where office, retail and residential activity is strengthening the case for property beyond traditional family homes.

For NRIs, location is increasingly linked to the quality of infrastructure around an asset. New metro links, highways, airports and employment centres can alter travel times and create fresh demand for homes, offices and retail space. Delhi-NCR illustrates this relationship. The region recorded 4.1 million sq ft of office leasing in Q2 2026, while retail leasing reached 0.7 million sq ft, more than 1.2 times the level recorded a year earlier. Gurugram, Delhi and Noida remained key contributors to commercial activity. That commercial expansion matters to NRI real estate India investors because employment and consumption centres can provide a stronger base for long-term property demand than speculation alone. Currency movements can also influence purchasing decisions. For Indians earning in dollars, pounds or dirhams, a weaker rupee can reduce the foreign-currency cost of an Indian property. But the benefit is not automatically the same as a good investment.

Rental demand, local employment, transport access, water availability and future infrastructure capacity remain important factors. Rapid construction without adequate civic infrastructure can eventually affect liveability and property values. The wider market is also becoming more institutional. KPMG has highlighted improved highways, airports and rail connectivity as important factors in reducing logistical barriers and supporting urban economic growth. The RERA framework has also changed how property projects are marketed and monitored. The Real Estate (Regulation and Development) Act requires qualifying projects to be registered with the state regulatory authority before they can be advertised and sold. It also provides mechanisms covering project disclosures, buyer rights and dispute resolution.

For overseas buyers who may not be able to inspect a project regularly, access to regulatory information can reduce some of the uncertainty associated with distance. Under current FEMA rules, NRIs and OCIs can purchase immovable property in India, except agricultural land, farmhouses and plantation property. Payments must follow permitted banking channels or eligible non-resident accounts. This makes NRI real estate India investment easier in residential and commercial segments, but due diligence remains essential. Title records, RERA registration, approvals, developer obligations, taxation and exit rules should be checked before committing capital. The next phase of NRI investment may therefore depend less on emotional ownership and more on whether Indian cities can deliver reliable infrastructure, resilient neighbourhoods and sustainable economic growth alongside new development.
