Mumbai Government Approves Thirty Four Acre Kamatipura Redevelopment Tenants Receive Two BHK Homes

 The Maharashtra government has formally approved the long-pending 34-acre redevelopment of Kamatipura, one of the city’s oldest and most densely populated neighbourhoods, marking a significant milestone in urban renewal. The decision, confirmed by local MLA Amin Patel, paves the way for modern, secure housing solutions for residents while addressing longstanding issues of congestion and dilapidation.

The redevelopment will be implemented under the cluster redevelopment model, led by Pune-based AATK Constructions with partners Atul Jaiprakash Goel, Tarush Atul Goel, and Kritesh Atul Goel. The project aims to integrate sustainable urban planning with community welfare, delivering modern infrastructure while preserving social equity.As part of the rehabilitation strategy, each tenant is set to receive a 2BHK flat measuring a minimum of 500 square feet, equipped with contemporary safety and convenience standards. Landlords will also be compensated with 500-square-foot units for every 50 square metres of land they previously owned. “This initiative ensures both tenants and property owners benefit from modernised living spaces,” an official said.

MLA Patel highlighted the broader significance of the redevelopment, stating, “This long-awaited project is transforming Kamatipura into a safer, more liveable neighbourhood. With the support of MHADA and the state government, we are building a future that balances development with community needs.” Urban planners note that such cluster redevelopments can significantly improve public health, mobility, and access to urban amenities in high-density areas.The plan envisions high-rise rehabilitation and sale towers, with rehab buildings rising to 57 storeys and sale towers extending up to 78 storeys. Currently, Kamatipura hosts approximately 800 ageing structures, many in unsafe conditions. The redevelopment model aims to optimise land use vertically, enhancing urban density management while delivering green, inclusive housing.
Industry experts emphasise the importance of integrating sustainable design practices in such large-scale projects. Incorporating energy-efficient building systems, rainwater harvesting, and pedestrian-friendly layouts can reduce environmental impact and contribute to a zero-carbon urban future. Moreover, strategic planning of community spaces and infrastructure will support social cohesion among resettled families.

The Kamatipura redevelopment is seen as a blueprint for other congested urban zones in Mumbai, combining public-private partnership frameworks with inclusive housing policies. By providing secure 2BHK units and modern amenities, the initiative addresses decades-old housing inequities while reinforcing the state’s commitment to sustainable urban development.
