This sale comes just five years after Sinha purchased the property for ₹14 crore in March 2020, which marks a significant 61% appreciation in value. The deal, registered on January 31, 2025, underscores not only the booming market but also the increasing prominence of Bandra as a sought-after residential destination for the affluent.

The property, spanning a built-up area of 4,632 square feet, comes with three car parks and is located in one of Mumbai’s prime areas, known for its proximity to key landmarks such as the Bandra-Kurla Complex (BKC), the Western Express Highway, and the upcoming metro stations. This sale is part of a wider trend where luxury real estate properties in Bandra are seeing surging prices, driven by the area’s high demand and limited supply. The apartment was sold to Delhi-based businessman Richi Bansal, a transaction that was sealed with a stamp duty of ₹1.35 crore and a registration fee of ₹30,000.

In January 2025, industry giants Amitabh Bachchan, Akshay Kumar, and director Subhash Ghai also sold their properties, collectively valued at ₹100 crore. This wave of property transactions by prominent personalities in the last few weeks is indicative of a trend where high-net-worth individuals are opting to liquidate real estate assets to capitalise on the booming market conditions. According to property data, 81 Aureate alone saw eight transactions worth ₹76 crore between February 2024 and January 2025.
