STT Global Buys ₹282 Crore Mahape Land for Navi Mumbai Data Centre Project

Navi Mumbai’s emergence as one of India’s most important digital infrastructure corridors has gained further momentum following the acquisition of a strategically located industrial land parcel in the city’s Mahape technology district for approximately ₹282 crore. The transaction is expected to support the development of additional data centre infrastructure, reinforcing the Mumbai Metropolitan Region’s role in the country’s rapidly expanding digital economy. The acquired site, spread across nearly 3.5 acres within the TTC Industrial Area, reflects the growing competition among technology infrastructure operators for land in locations that offer reliable connectivity, access to power networks and proximity to major enterprise and financial markets. Navi Mumbai has increasingly become a preferred destination because of its industrial zoning framework, fibre connectivity and strategic location near Mumbai’s commercial core.

The latest acquisition comes amid a wider transformation of the Mumbai region’s real estate landscape. Unlike conventional office developments, modern data centre infrastructure requires large-scale investments in electricity systems, cooling technology, network connectivity and long-term operational resilience. Industry observers note that demand is being driven by cloud computing, artificial intelligence workloads, digital payments, e-commerce platforms and growing data localisation requirements. Over the past two years, multiple global technology and infrastructure investors have secured land parcels across Navi Mumbai, Thane and adjoining growth corridors, signalling confidence in the region’s ability to support high-capacity digital assets. Recent transactions by major operators indicate that the Mumbai Metropolitan Region is evolving into one of Asia’s most active data centre investment markets.

However, the expansion of digital infrastructure is also raising important urban planning questions. While data centres generate substantial capital investment and strengthen digital networks, urban planners have increasingly highlighted concerns around energy consumption, water requirements and long-term resource allocation. As cities compete to attract technology infrastructure, experts argue that environmental performance standards must evolve alongside investment activity to ensure growth remains sustainable and climate resilient. For residents, the significance of these projects extends beyond technology. Data centres influence land values, infrastructure planning and utility demand, often reshaping industrial districts into specialised digital clusters. Their presence can attract ancillary industries, network providers and technical service firms, creating broader economic activity across urban regions. At the same time, city authorities face the challenge of balancing digital growth with public infrastructure needs, particularly water security and energy reliability.

As Navi Mumbai continues to attract large-scale technology investments, the focus is likely to shift from land acquisition alone to how future facilities are powered, cooled and integrated into the wider urban environment. The next phase of growth may therefore depend not only on the availability of land, but on the region’s ability to deliver resilient, low-carbon infrastructure capable of supporting both economic expansion and long-term urban sustainability.
