Maharashtra to Make Ready-Made Construction Mandatory for Real Estate Builders

The Maharashtra government is introducing a new policy that will make ready-made construction mandatory for real estate builders in Mumbai. This move aims to reduce pollution caused by traditional on-site construction and improve building efficiency. Environment Minister the minister has stated that the policy will require builders to use pre-manufactured components instead of constructing everything on-site, which generates large amounts of dust and emissions.

The new rule will apply to both private and public construction projects. The government is also working on incentives to help builders transition smoothly. “By using factory-made building parts, we can cut down on pollution while ensuring that construction continues without harming the environment,” said the official. Mumbai has been struggling with increasing air pollution, much of it coming from construction sites.

Dust, heavy machinery emissions, and inefficient building practices have contributed to worsening air quality. Switching to ready-made components, manufactured in controlled environments, is expected to lower carbon emissions, save energy, and reduce waste. Traditional construction methods generate excessive dust and require high energy consumption. Ready-made construction helps eliminate these issues by reducing on-site work. “Moving construction activities to factories outside the city will help minimise pollution and improve resource efficiency,” the official added.

While some builders worry about higher transportation costs, experts argue that the overall benefits outweigh the expense. Factory-made components reduce material waste, improve quality, and speed up project completion. Faster construction means lower labour costs and fewer delays, making it a cost-effective approach in the long run.

The Maharashtra government has already taken steps to fight pollution, including a ban on coal and firewood use in eateries. The ready-made construction mandate is another step toward a cleaner, more sustainable city. With this policy, Mumbai is moving toward becoming an eco-friendly metropolis that prioritises both development and environmental protection.
