Parsvnath Collaborates With Unity Group For ₹120-Crore Retail Venture In Delhi

Delhi’s retail landscape has gained a major addition with the launch of Unity One Elegante, a new shopping and lifestyle destination at Netaji Subhash Place. Developed jointly by Parsvnath Developers and Unity Group, the five-lakh-square-foot mall aims to redefine consumer experience and local commerce in the capital’s growing retail hubs.

The project, developed under a 50:50 joint venture named Unity Parsvnaths LLP, has already achieved full occupancy, underscoring strong demand for Grade-A retail spaces in prime locations. The developers estimate that the property will generate around ₹120 crore in annual rental income, while paying nearly ₹20 crore annually to the Delhi Metro Rail Corporation (DMRC) for the leased site.

According to company officials, the new mall has been designed as a mixed-use retail and leisure environment featuring national and international brands, fine dining options, and modern public spaces. Its development reflects a steady revival of India’s organised retail sector post-pandemic, with footfall-driven models gaining renewed momentum as urban consumers seek more integrated social experiences.

Unity Group, which already operates six malls across Delhi and Mohali, now controls nearly 2 million square feet of retail area. Industry experts note that the company’s strategy of clustering malls around metro-linked urban centres has positioned it as one of the more sustainable models in city retail development. Easy metro connectivity at Netaji Subhash Place is expected to make Unity One Elegante a high-footfall hub for both residents and commuters.

Urban planners highlight that such projects can play a dual role  revitalising underused city parcels while promoting local employment and small business integration. The mall’s design reportedly incorporates energy-efficient lighting, natural ventilation systems, and optimised floor layouts to reduce energy load and operational costs.Retail analysts believe the Delhi NCR region is entering a new growth cycle led by experience-oriented retail developments.

“Consumer demand is shifting toward curated, community-driven retail destinations rather than conventional malls,” said one retail expert, adding that Unity One Elegante reflects this transition through its experiential design and curated tenant mix.As Delhi’s retail footprint expands, mixed-use spaces like Unity One Elegante are expected to anchor more inclusive, transit-oriented urban growth  aligning with broader sustainable city goals that focus on walkability, accessibility, and local economic vibrancy.
