Parakh Foods Acquires 6 Acre Ambernath Land From Lodha For Rs 49 Crore

A fresh land transaction in the Mumbai Metropolitan Region is reinforcing the rapid transformation of peripheral zones into logistics and industrial hubs, with a food processing company acquiring nearly six acres within a planned industrial park in Ambernath. The deal, valued at over ₹49 crore, highlights sustained demand for organised warehousing and supply chain infrastructure in the region.

Property registration records indicate that the land parcel, spanning close to 24,000 square metres, is part of a larger industrial and logistics development in Ambernath. The transaction value translates to a per-acre cost exceeding ₹8 crore, reflecting rising land valuations in emerging industrial corridors around Mumbai. Urban planners note that Ambernath and adjoining belts are increasingly attracting manufacturing and logistics investments due to relatively lower land costs compared to core city zones, along with improving connectivity through road and rail networks. These factors are positioning the region as a viable alternative to traditional industrial clusters such as Bhiwandi and Thane.

The Mumbai Ambernath land deal also underscores a broader structural shift in real estate demand, where industrial and logistics assets are gaining prominence alongside residential and commercial development. Industry experts point out that the growth of e-commerce, organised retail, and food supply chains has significantly increased the need for decentralised storage and distribution facilities closer to consumption centres. Officials familiar with regional planning suggest that such investments align with long-term infrastructure expansion strategies across the Mumbai Metropolitan Region, including improved freight corridors and multimodal connectivity. However, they caution that rapid industrialisation must be balanced with environmental safeguards, given the ecological sensitivity of several suburban and peri-urban zones.

Recent transactions across the region further illustrate this trend. Multiple land deals in Thane and Mumbai’s western suburbs, including development agreements and outright purchases, indicate heightened activity across both industrial and residential segments. This diversification of land use is expected to reshape economic geographies, creating new employment clusters while easing pressure on the city’s congested core. At the same time, urban development experts highlight the need for integrated planning frameworks that combine logistics infrastructure with sustainable practices. This includes efficient land use, reduced transport emissions through better connectivity, and adherence to environmental norms in industrial construction.

The Mumbai Ambernath land deal reflects not just a single transaction, but a larger momentum in the region’s industrial evolution. As land continues to be absorbed for logistics and manufacturing, the focus is likely to shift towards building resilient, low-impact infrastructure that supports economic growth without compromising environmental and social priorities.
