India Co Living Housing Sees Fresh Expansion

India’s organised rental housing sector is witnessing another phase of expansion as co-living operators increase investments to meet rising demand from students and young professionals. The latest growth plans signal increasing confidence in the country’s managed rental housing market while highlighting the need for cities to support affordable, well-connected and sustainable residential options.

The country’s co-living housing segment is evolving beyond a niche accommodation model into a recognised component of urban residential infrastructure. Industry estimates suggest that operators are scaling their portfolios across major metropolitan centres as migration for employment, higher education and technology-led industries continues to drive demand for professionally managed rental accommodation. Among the operators pursuing expansion, Union Living has outlined plans to substantially increase its managed bed inventory over the next two financial years while targeting higher revenues through new properties across key urban markets. The company intends to strengthen its presence in cities with established employment clusters and educational institutions, reflecting broader confidence in India’s expanding rental economy.

The renewed focus on co-living housing comes at a time when housing affordability remains a challenge for many first-time urban residents. Escalating residential rents in cities such as Bengaluru, Hyderabad, Pune, Delhi NCR and Mumbai have encouraged professionals to seek flexible accommodation that combines furnished living spaces with shared amenities, maintenance services and shorter lease commitments. Urban economists note that such models can improve access to housing for mobile workforces while reducing the barriers associated with traditional rental arrangements. Market observers believe managed rental accommodation also addresses changing demographic preferences. Younger tenants increasingly prioritise location, community facilities and predictable monthly expenses over long-term ownership during the early stages of their careers. This behavioural shift is encouraging developers and institutional investors to consider rental housing as an increasingly important asset class alongside conventional residential and commercial real estate.

However, experts caution that rapid expansion must be accompanied by stronger urban planning and regulatory frameworks. Growth in shared accommodation should complement existing neighbourhood infrastructure rather than intensify pressure on transport systems, water supply, waste management and public services. Urban planners argue that future rental developments should be integrated with mass transit networks, energy-efficient buildings and inclusive public spaces to ensure long-term liveability. Industry analysts also expect technology to play a greater role in the management of co-living housing, from digital leasing platforms to energy monitoring and smart building operations. These innovations have the potential to improve operational efficiency while supporting more resource-conscious residential communities. Looking ahead, India’s managed rental housing market is expected to benefit from continued urbanisation, expanding service-sector employment and rising workforce mobility. Yet the long-term success of the sector will depend not only on commercial growth but also on its ability to deliver safe, affordable and environmentally responsible housing that aligns with the broader objectives of resilient and people-centred urban development.
