India’s commercial office landscape is undergoing a structural transformation as Global Capability Centres (GCCs) emerge as the dominant occupiers of premium workspace, reinforcing the country’s position as a global business operations hub while reshaping urban infrastructure priorities. The sustained rise in GCC office leasing is influencing how major cities plan transport, housing and sustainable commercial districts.

Across India’s seven largest office markets, multinational enterprises have leased more than 104 million square feet of Grade A office space since 2022 for Global Capability Centres, according to the latest industry estimates. The expansion reflects a broader shift in corporate strategy, with international firms increasingly locating technology development, engineering, finance, research and business support operations within India rather than relying solely on conventional outsourcing models.

The scale of GCC office leasing is becoming a defining force in the country’s commercial property sector. Industry assessments indicate these centres have accounted for well over one-third of office absorption in recent years, with Bengaluru, Hyderabad, Delhi NCR, Chennai, Pune and Mumbai continuing to attract the largest share of demand owing to mature technology ecosystems, skilled talent pools and expanding transport infrastructure. Urban planners say the rapid concentration of high-value employment also presents fresh challenges. While increased investment strengthens municipal revenues and supports knowledge-based economic growth, it simultaneously places pressure on housing affordability, public transport networks, water resources and urban mobility. As employment clusters expand beyond traditional central business districts, city administrations face growing expectations to integrate commercial development with affordable housing, efficient transit systems and climate-resilient infrastructure rather than allowing isolated office districts to emerge.

Experts tracking commercial real estate note that multinational occupiers are increasingly seeking buildings designed around operational flexibility, digital connectivity and environmental performance. This has accelerated demand for modern office campuses incorporating energy-efficient systems, improved indoor environmental standards and adaptable workspaces capable of supporting evolving business requirements. The trend is also encouraging developers to invest in green-certified assets as occupiers prioritise long-term operational efficiency alongside corporate sustainability goals. The momentum behind GCC office leasing extends beyond property markets into wider urban economies. Every new capability centre generates demand for supporting sectors including transport, hospitality, residential development, retail, facility management and professional services. This multiplier effect strengthens local employment while encouraging cities to improve civic infrastructure to remain globally competitive. Looking ahead, market observers expect multinational expansion to continue as India retains advantages in skilled human capital, digital capability and operating costs. However, sustaining this trajectory will depend not only on commercial real estate supply but also on whether urban regions can deliver reliable public infrastructure, environmentally responsible development and inclusive city planning capable of accommodating long-term economic growth without compromising liveability.
