Mumbai Western Suburbs See Major Redevelopment Push

Mumbai’s western suburbs are set for another large redevelopment cycle, with four new projects planned across Malad and Kandivali to Borivali. The combined pipeline covers about 45,204 sq metres and could generate nearly 15 lakh sq ft of saleable carpet area. With an estimated turnover of around ₹5,000 crore, the projects underline the scale of Mumbai’s shift towards rebuilding established neighbourhoods rather than expanding at the urban fringe.

The proposed developments are spread across Malad West, Kandivali West, Kandivali East and Borivali West. Two projects in Kandivali, including the Ashok Nagar cluster in Kandivali East and a redevelopment in Shankar Lane, Kandivali West, together account for about 12,612 sq metres of land. Their projected saleable carpet area is around 3.5 lakh sq ft, with an estimated development value of ₹1,100 crore. The Malad West project adds another 8,428 sq metres to the pipeline and is expected to deliver approximately 2.5 lakh sq ft of saleable carpet area. Its projected turnover stands at about ₹900 crore. The biggest component is the proposed cluster redevelopment at Yogi Nagar, Plot B, in Borivali West. Covering nearly 24,165 sq metres, it is expected to generate about nine lakh sq ft of saleable carpet area and has a projected turnover potential of ₹3,000 crore.

For residents, however, the significance of such redevelopment extends beyond the headline investment numbers. Rebuilding older housing can improve structural safety, accessibility and basic services, but construction can also increase pressure on roads, drainage, water supply, waste management and public open space. Urban planners say the success of large redevelopment schemes should therefore be measured not only by additional floor area but also by how well neighbourhood infrastructure keeps pace. RERA compliance will remain an important checkpoint as these projects move from development agreements and planning towards construction and sales. Maharashtra’s real estate regulator, MahaRERA, provides buyers with access to project registration, progress information and regulatory records. Project-level registration and disclosures should be checked before any sale or marketing activity is treated as evidence of an approved housing project.

The wider trend is already visible in Arkade’s portfolio. Its public disclosures show a strong focus on redevelopment across Mumbai’s western suburbs, including completed projects in Borivali, Malad and other established neighbourhoods. The next challenge will be ensuring that redevelopment does not simply replace old buildings with denser ones. For Mumbai, the more important test will be whether new housing is matched by resilient infrastructure, safer streets, adequate services and better environmental performance.
