India Real Estate Faces Fresh Cost Pressures

India’s property market is entering a more uncertain phase as the West Asia conflict pushes up energy and construction costs, but demand has yet to show signs of a broad collapse. The immediate concern is less about falling sales and more about whether higher input costs and tighter financing will make homes less affordable and slow new urban development.

Residential sales across India’s six largest cities are expected to stay near 3.55 lakh units in 2026, according to an assessment by CareEdge Ratings. The forecast suggests that housing demand remains relatively strong despite external shocks. Yet the headline stability masks a widening divide between premium homes and more price-sensitive housing. The biggest pressure point is construction. Crude oil prices have risen sharply since the conflict began, raising the cost of transport, fuel and several materials used across building projects. CareEdge estimates that a prolonged crisis could lift construction costs by around 2-3%. Projects still in early construction could be particularly exposed because developers have fewer completed assets or sales proceeds to cushion unexpected expenses. For households, that pressure could translate into higher home prices or reduced affordability. Affordable housing is already more sensitive to inflation and borrowing costs, while premium housing has greater support from wealthier buyers and non-resident Indians. This creates a risk that future housing supply becomes increasingly concentrated in higher-value segments rather than matching the needs of lower and middle-income households.

The commercial market provides a stronger counterweight. Grade A office absorption in the six major cities is expected to cross 90 million sq ft this year. Global Capability Centres, diversified tenants and longer leases are supporting demand. However, prolonged geopolitical uncertainty could still cause multinational companies to delay expansion and leasing decisions. Warehousing is also benefiting from structural demand linked to e-commerce, organised logistics and manufacturing. Vacancy is projected to remain around 11% by the end of 2026, indicating that the sector is not facing an immediate supply glut. The financial health of developers is another buffer. Larger, better-capitalised firms have more capacity to absorb cost shocks than highly leveraged smaller players. This could gradually reshape the market, favouring developers with stronger balance sheets and access to long-term capital. Regulation also remains important. RERA, enacted to improve transparency, protect homebuyers and strengthen accountability in real estate transactions, continues to provide a more formal framework for the sector.

At the same time, urban housing policy must keep pace with affordability pressures. PMAY-U 2.0 is designed to support one crore additional urban beneficiaries through home construction, purchase and rental options, providing an important public-policy counterbalance. The next test for India’s real estate market will therefore be broader than sales numbers. Keeping housing affordable, construction financially viable and new development resilient to energy and climate shocks will determine whether current market strength translates into healthier, more inclusive cities.
