Bengaluru Housing Prices Rise as RERA Faces Pressure

India’s housing market entered the second quarter of 2026 with a clear split between rising property values and softer sales. Across eight major cities, 91,729 homes were sold while 89,161 new units were launched. Bengaluru recorded the sharpest annual price increase at 26%, highlighting a growing affordability challenge for urban households.

The latest market data points to a housing sector that is not weakening uniformly, but becoming more selective. The sales-weighted average residential price across the eight markets reached ₹10,153 per sq ft, rising 1% from the previous quarter. New supply remained higher than a year earlier, even as quarterly launches and sales moderated. Bengaluru stands out most sharply. Average prices reached ₹9,931 per sq ft, while sales declined 9.2% year-on-year. New launches, however, increased 36.7%, suggesting that developers continue to see demand in the city despite rising entry costs. Separate market research also found that Bengaluru’s quarterly demand softened as higher prices and a shift towards premium homes put pressure on mid-market buyers. Pune crossed ₹8,000 per sq ft for the first time, with prices rising 13.7% annually. MMR remained the largest market by sales, recording 24,112 transactions, while its average residential price rose 20.4% year-on-year. Ahmedabad remained the most affordable among the eight markets at ₹5,295 per sq ft.

The bigger concern is what these numbers mean for ordinary households. Rising prices can strengthen property values for existing owners, but they also increase the deposit and loan burden for first-time buyers. Recent affordability research found that MMR and NCR remained above the 50% affordability threshold, while Ahmedabad, Kolkata and Pune were considerably more accessible. This is where RERA becomes important beyond project registration. The Real Estate (Regulation and Development) Act requires qualifying projects to be registered before advertising, marketing or selling, with the broader objective of improving transparency and protecting homebuyers. As prices rise, stronger disclosure on project timelines, approvals, specifications and delivery becomes increasingly important to households making long-term financial commitments.

For cities, the challenge is larger than property prices alone. Urban expansion needs to keep pace with public transport, water, drainage, energy systems, schools and open spaces. A housing boom that pushes development farther from jobs and essential services can increase commuting costs and environmental pressure. The coming festive quarter will therefore offer a useful test. Stronger demand may support the market, but sustainable growth will depend on whether new housing remains accessible, well-connected and properly regulated rather than simply becoming more expensive.
