Pune RERA Housing Expands Along Solapur Road

Pune’s residential growth is pushing further into the city’s eastern edge, with a new phase of the Magnacity township in Manjri adding 2 and 3 BHK homes to the market. The development comes as East Pune attracts IT-linked housing demand, but its scale also raises questions around transport capacity, water, open space and climate-ready infrastructure.

The homes are being offered in an indicative range of about ₹73 lakh to ₹1 crore, according to project information released around the launch. Market listings currently show 2 and 3 BHK units in the development, with reported prices broadly around ₹73.91 lakh to ₹1.03 crore. The project has existing Maharashtra RERA registrations. Publicly available registration records identify Magnacity Tower A3 under RERA number P52100052096, while Tower A2 is registered under P52100054476. The registration certificate for A3 identifies Manjari Bk, Haveli, Pune as the project location and Malnad Projects Pvt Ltd as the promoter. That RERA status is relevant as the township moves through different construction phases. Available project records indicate that the development remains under construction, with possession timelines extending into 2028 for registered components. Current public listings also show the project spanning multiple towers and configurations.

The larger urban question is connectivity. Manjri sits close to employment centres including Magarpatta, EON IT Park and SP Infocity, making housing demand closely tied to Pune’s expanding technology economy. However, adding thousands of homes can increase pressure on roads and public transport if employment, housing and mobility infrastructure do not grow together. The township plan includes landscaped areas, recreational facilities, internal roads and community infrastructure. Public project material also references water conservation and rainwater harvesting features. For a large development on Pune’s expanding fringe, such measures will matter beyond marketing value: tree cover, water efficiency, drainage and walkable internal networks can influence heat exposure, flooding risks and everyday liveability.

Urban planners increasingly point to the need for housing growth to be matched by reliable public transport, healthcare, schools and civic services. The expansion of Pune RERA housing into Manjri therefore reflects more than another property launch. It is part of a wider shift in where Pune accommodates its growing workforce. For residents and future buyers, the next test will be whether infrastructure keeps pace with construction. The long-term success of Pune RERA housing in emerging corridors will depend not only on apartment supply, but on whether these new neighbourhoods function as connected, resource-efficient and accessible parts of the city.
