New Delhi RERA Watch As Realty Sales Slow Further

India’s listed housing market entered FY27 on a softer footing, with combined realty sales bookings at 28 major developers falling 21% year-on-year to ₹39,964 crore in April-June. The decline reflects fewer project launches and cautious buyer sentiment, but the uneven performance across companies suggests the market is not facing a broad-based collapse.

The latest figures, compiled from company investor presentations, compare with ₹50,900 crore recorded by the same group in the first quarter of FY26. Housing remained the dominant contributor. However, several large developers held back launches, making the quarterly comparison weaker and highlighting how strongly new supply influences headline booking numbers. The contraction was concentrated among some of the industry’s biggest players. One major Delhi-NCR developer recorded bookings of only ₹657 crore after not launching a project during the quarter, compared with ₹11,425 crore a year earlier. Another large Bengaluru-based developer reported bookings of ₹6,579.3 crore, sharply below its ₹12,126.4 crore performance in the comparable period.

At the same time, 19 of the 28 companies recorded year-on-year growth. A leading listed developer topped the quarter with ₹8,651 crore in bookings, up from ₹7,082 crore. Other notable increases came from developers in Bengaluru, Mumbai, Pune and the Delhi-NCR region, showing that demand remains resilient in selected markets and projects. For homebuyers, the more important question is not simply whether realty sales bookings rise or fall, but what kind of housing is entering the market. Slower launches could reduce short-term choice, while cautious purchasing may encourage developers to focus on projects with stronger transport links, established services and clearer delivery timelines.

This is also where RERA remains relevant. The Real Estate (Regulation and Development) Act requires covered projects to be registered before advertising, marketing, booking or sale, while its wider objective is to improve transparency and protect homebuyers. The broader picture is therefore mixed rather than uniformly weak. Industry observers expect activity to improve as the financial year progresses, but the next quarters will show whether demand strengthens without encouraging excessive supply. For cities, the quality, location and execution of new housing may matter as much as the value of sales generated.
