India Office Leasing Drives Asia Property Momentum

India’s office market emerged as the main driver of Asia Pacific commercial leasing in the first half of 2026, accounting for more than 70% of regional activity. The surge reflects sustained demand for high-grade workplaces and expansion by global capability centres, but it also raises a wider urban question: whether infrastructure, housing and public services can keep pace with concentrated commercial growth.

Office leasing across 11 major Asia Pacific markets reached 4.6 million square metres, or about 49.5 million square feet, between January and June, up 3% from a year earlier. India, Mainland China and Japan accounted for more than 95% of the region’s absorption, while Hong Kong and Taiwan also recorded stronger activity. India’s position is significant because office expansion is increasingly concentrated in established employment centres. Recent industry data shows Bengaluru and Hyderabad remain major destinations for global capability centres, while Chennai, Pune, Mumbai and other large cities are gaining specialised demand. That concentration can support jobs, tax revenues and investment, but it also places pressure on transport networks, housing affordability, electricity, water supply and public infrastructure. For workers, the quality of an office market is therefore not limited to the building itself. Commute times, public transport access, heat exposure and access to basic services increasingly shape the real urban cost of employment growth.

The supply picture adds another layer. New office completions across the 11 markets fell 37% year-on-year to about 3 million square metres. India and Mainland China together accounted for more than four-fifths of new supply. A tighter supply pipeline could support rents in strong markets, but it may also encourage further development in already congested business districts. This is where the RERA lens becomes relevant, although the regulation does not directly measure office leasing. India’s Real Estate (Regulation and Development) Act primarily governs the registration, marketing and sale of qualifying real estate projects and aims to improve transparency and protect consumers. For commercial developments involving sale or other regulated project activity, compliance and disclosure remain important as new office districts expand.

The larger challenge is balancing commercial momentum with urban capacity. New workplaces need reliable public transport, efficient water and energy systems, resilient buildings and better pedestrian connections. As demand shifts towards premium and future-ready offices, developers and city authorities will also face greater pressure to improve environmental performance rather than simply add floor space. India’s office leasing growth is therefore more than a property-market statistic. The next phase will test whether cities can convert strong business demand into broad-based economic opportunity without increasing congestion, resource stress and unequal access to urban infrastructure.
