Bengaluru Real Estate Mandates Enter RERA Era

Bengaluru: A new real estate mandate and advisory firm has begun operations in Bengaluru, seeking to bring strategy, marketing and sales under one structure for property developers and landowners. The launch comes as the city’s expanding housing market faces growing demands for transparency, regulatory compliance and better coordination between development, sales and buyers.

The firm, Terray Realty, is being led by a real estate industry veteran with more than two decades of experience across sales, strategy and business development. Its operating model covers plotted projects, apartments, villas, row houses, bungalows, villaments and large residential developments. Rather than functioning as a conventional broker handling several competing properties, the company says it intends to work on exclusive mandates. Its proposed role can extend from assessing local demand and competing projects to product positioning, pricing, marketing, sales, collections and transaction closure. That model could become increasingly relevant in Bengaluru, where rapid housing expansion is creating a more complex market for both developers and buyers. For residents, however, a more coordinated sales process matters only when it is backed by accurate project information, clear disclosures and regulatory compliance. RERA is therefore an important part of the operating environment.

Under the Real Estate (Regulation and Development) Act, real estate agents facilitating the sale or purchase of property covered by the legislation are required to register with the relevant authority. Karnataka also provides online registration and compliance services for real estate projects and agents. The distinction between a consultancy, mandate firm and regulated real estate agent will consequently matter where an organisation becomes directly involved in facilitating property transactions. The launch information available does not establish a specific RERA registration for the newly launched firm, so its regulatory status should not be assumed without checking the Karnataka authority’s records.

The business says its previous experience includes work across more than 20 residential projects, over five million sq ft of inventory and sales exceeding ₹2,000 crore. These figures are company-reported and relate to its leadership’s earlier mandate experience rather than independently audited performance of the new entity. For Bengaluru’s housing market, the larger question is whether consolidated sales mandates can improve accountability without encouraging excessive marketing-led development. As the city continues to absorb new housing, successful models will need to align commercial performance with buyer protection, infrastructure capacity, environmental constraints and long-term neighbourhood needs.
