Delhi NCR RERA Focus Sharpens As Home Sales Ease

India’s housing market entered a more cautious phase in April-June 2026, with sales across eight major cities falling 6.1% year-on-year to 91,729 homes. The decline came despite continued project launches and rising prices, pointing to a market where affordability, buyer confidence and project quality are becoming more important than headline sales volumes.

The latest residential market data shows that the slowdown is not yet translating into a broad inventory problem. Developers introduced 89,161 new homes during the quarter, 6% more than a year earlier. Sales therefore remained 2,568 units ahead of fresh supply. The figures suggest that developers are still willing to build, but buyers are taking longer to commit. For households, the bigger concern is affordability. The sales-weighted average residential price reached ₹10,153 per sq ft, rising 1% from the previous quarter and staying above ₹10,000 for a second consecutive quarter. Prices increased across all eight markets, with Bengaluru recording the sharpest annual rise at 26%. Pune also crossed ₹8,000 per sq ft for the first time. This divergence between prices and transaction volumes matters for urban development. India housing sales may remain resilient in aggregate, but increasingly expensive homes can push middle-income households towards smaller units, peripheral locations or longer commutes. That creates a wider planning question: whether new housing is being delivered close enough to jobs, public transport, schools and essential services.

The city-level numbers reinforce that the market is far from uniform. Chennai recorded a 36% annual rise in sales, while Hyderabad grew 15%. In contrast, Pune sales dropped 21%, Bengaluru declined 9% and Delhi-NCR fell 7%. Mumbai Metropolitan Region remained the largest market by sales volume, with 24,112 homes sold during the quarter. The regulatory dimension is also becoming more relevant as buyers become selective. Under RERA, project registration, disclosures and information on approvals and delivery are central to informed homebuying. In a slower market, stronger attention to these details can help households distinguish between projects offering genuine long-term value and those relying mainly on price escalation.

For cities, the immediate priority is not simply to increase construction. New housing needs to align with transport capacity, water supply, drainage, green space and climate resilience. Poorly connected expansion can raise both household costs and municipal infrastructure burdens. India housing sales could receive support from festive-season demand, infrastructure improvements and employment growth in the coming quarter. But the next phase of the market is likely to be shaped less by how many homes developers launch and more by whether those homes remain financially accessible, well-connected and transparently delivered.
