India Property Prices Ease As Urban Demand Holds

India’s residential property market entered FY27 on a more measured footing, with annual house price growth slowing to 3.6% in the April-June quarter from 4.5% three months earlier. The moderation points to a cooling pace rather than a decline, as housing values continued to rise across major urban markets. For households, developers and policymakers, the shift offers an early signal of how demand is adjusting to changing affordability and financing conditions.

Data from the Reserve Bank of India’s (RBI) All-India House Price Index shows the index rising to 117.5 in Q1 FY27, compared with 116.2 in the previous quarter. On a quarterly basis, prices increased 1.1%. The annual growth rate was unchanged from Q1 of the previous financial year. The RBI attributed much of the latest movement to markets including Chandigarh, Jaipur, Kanpur, Lucknow and Thiruvananthapuram. On the quarterly measure, Chandigarh, Lucknow and Thiruvananthapuram were among the stronger contributors. The figures suggest that the national housing market is still expanding, but at a pace that is less aggressive than at the end of FY26. That distinction matters for cities where rising land values, construction costs and household incomes are already putting pressure on housing affordability.

The India house price growth trend also varies sharply between urban markets. A national index can show broad direction, but individual cities can experience very different conditions depending on employment, transport links, land supply and new infrastructure. Markets connected to expanding business districts and major transport investments may continue to attract buyers even when wider growth moderates. The RBI index is based on transaction-level information from property registration authorities and covers 18 major cities. Its base year is 2022-23, making it a useful indicator of registered residential property movements rather than asking prices advertised by sellers.

The latest India house price growth data also brings affordability and regulation back into focus. As the Real Estate (Regulation and Development) Act, or RERA, continues to shape transparency and buyer protection, price movements need to be viewed alongside project delivery, housing quality and access to basic urban services. For city governments, the challenge is broader than maintaining property-market momentum. Future housing expansion will need adequate public transport, water, drainage, green infrastructure and climate resilience. A slower increase in prices could provide some breathing room for buyers, but sustained urban growth will still depend on whether new housing remains accessible, well-serviced and connected to jobs.
