Haryana Investment Puts Godrej Properties Under RERA Lens

Haryana is set to become a much larger growth market for Godrej Properties after its parent group signed an MoU with the state government for investments of about ₹20,000 crore. The real estate arm plans another ₹16,000 crore by FY28. The scale could create jobs and expand housing and office supply, but it also raises a key urban question: can construction and possession keep pace with sales?

The proposed investment builds on roughly ₹12,000 crore already invested by the wider group in Haryana. Godrej Properties has committed about ₹16,000 crore of additional investment and currently has 18 projects across Gurugram, Sonipat, Faridabad, Panipat and Kurukshetra. The wider plan is expected to support about 40,000 jobs. The expansion comes after an exceptional sales year. Godrej Properties reported ₹34,171 crore in booking value during FY26, up 16% from the previous year, from sales of more than 17,500 homes. It has set a ₹39,000-crore booking target for FY27, alongside a delivery target of 13.5 million sq ft. That last figure is important. In housing, booking growth and physical delivery measure different parts of the business. A booking records a sale; delivery determines when a buyer can actually occupy the home. As development volumes rise, the ability to complete projects on time becomes increasingly important for household finances, local infrastructure and confidence in the housing market.

Recent Haryana RERA proceedings illustrate why execution deserves attention. In July, the state regulator directed the developer associated with Godrej Nature Plus in Sohna to hand over delayed apartments and pay statutory interest until possession. The affected homes had been booked in 2018, with contractual possession scheduled for June 2023, subject to the applicable regulatory extension. The regulator’s records also show continuing proceedings involving Godrej projects, including matters concerning completion documentation. These cases do not establish that the company’s wider portfolio is systematically delayed, but they demonstrate the importance of regulatory oversight as its Haryana footprint grows.

For cities such as Gurugram, the consequences extend beyond individual homes. Large residential projects increase demand for roads, public transport, water, drainage, waste management, schools and other services. If construction expands faster than supporting infrastructure, the benefits of investment can be accompanied by additional pressure on already busy urban systems. The ₹20,000-crore commitment is also a future investment plan, not money already deployed. Delivery will depend on land, approvals, construction and infrastructure readiness. For Haryana, the next test will therefore be measured not only in investment announced or homes booked, but in projects completed, infrastructure delivered and residents able to move into functioning neighbourhoods on time.
