Ghaziabad Property Prices Fall RERA Checks Matter More

Ghaziabad’s residential market has moved sharply against the wider Delhi-NCR trend, with average property prices falling 17% year-on-year to ₹9,210 per sq ft in Q1 FY27. The correction comes as Noida, New Delhi, Faridabad and Greater Noida posted steep gains, highlighting how uneven demand, supply and project execution have become across the region.

The latest figures from Kotak Institutional Equities show that Ghaziabad is the only major NCR market in the assessment to record an annual price decline. The city also saw prices fall 11% from the previous quarter, suggesting that the correction extends beyond a single month. A major factor is the amount of housing still waiting for buyers. Ghaziabad has about 31.1 million sq ft of unsold residential stock, including 11.9 million sq ft associated with stalled projects. Such inventory can increase buyer choice, but it can also point to differences in demand, project delivery and the quality of local housing supply. For households considering the city, the lower average rate may improve entry-level affordability compared with faster-rising NCR markets. But a 17% fall should not be read as a uniform reduction across every neighbourhood or project. Location, construction status, connectivity and actual transaction values can produce large differences from the citywide average.

This makes regulatory checks particularly relevant. RERA checks can help buyers verify project registration and examine available project information before committing funds. UP RERA provides searchable records for registered projects and promoters, along with mechanisms for complaints and information on unregistered projects. The contrast with other NCR markets is striking. Noida recorded a 61% annual increase to ₹25,805 per sq ft, while New Delhi rose 94% to ₹24,917. Gurugram increased 6% to ₹21,538 and Greater Noida gained 18% to ₹12,826. Faridabad registered the sharpest increase, with prices rising 264% to ₹11,242 per sq ft.

Yet rising prices do not necessarily mean stronger underlying sales. NCR residential sales fell 27% year-on-year to 23.5 million sq ft in Q1 FY27, while new launches dropped 45% to 21.2 million sq ft. Unsold inventory rose 7% to 218 million sq ft, equivalent to about 2.3 years of sales at the prevailing pace. The wider signal is important for urban planning. Price growth alongside weaker volumes suggests that NCR’s housing expansion is increasingly shaped by higher values rather than broad-based increases in transactions. For buyers, the next phase will depend not only on affordability, but also on reliable project delivery, transport access, civic infrastructure and neighbourhood liveability.
