NCR Housing Prices Rise as RERA Regulates Supply

Housing prices in India continued to rise in the first quarter of FY27 even as home sales showed limited momentum, pointing to a market increasingly driven by higher values rather than larger volumes. The trend is particularly important for NCR, where weaker sales are meeting sustained price pressure and raising questions about affordability, supply and the quality of future urban growth.

Average residential realisation across major markets reached ₹9,629 per sq ft in Q1 FY27, 6% higher than a year earlier, while total residential sales increased only 3% to 247 million sq ft. New launches fell 14% year-on-year to 242 million sq ft. The gap suggests that developers are becoming more cautious about adding supply where absorption is less certain. NCR was among the weaker markets by volume. Residential sales declined 27% year-on-year and 8% sequentially to 23.5 million sq ft. Yet the region continues to see strong pricing in selected locations, especially where new transport links, employment centres and planned development are improving access to jobs and services. Longer-term data also shows how sharply values have moved. Between 2019 and Q2 2026, average residential prices increased 125% in Noida and 117% in Gurugram. Rental yields also improved in both markets, suggesting that parts of the price rise have been accompanied by stronger rental demand rather than being based only on expectations of future appreciation.

For homebuyers, however, rising prices alongside subdued volumes create a more complicated picture. Higher land and construction costs, infrastructure investment and demand for better-connected neighbourhoods can support values, but they can also push ownership further beyond the reach of middle-income households. Housing prices therefore need to be assessed alongside commuting costs, public transport, social infrastructure and access to essential services. Regulation is another part of the equation. RERA requires qualifying real estate projects to be registered and is intended to improve transparency and protect homebuyers. In Uttar Pradesh, the state regulator also provides systems for checking registered projects and promoters.

The immediate concern is unsold stock. About 1.8 billion sq ft of residential inventory remained nationally at the end of June 2026, equivalent to roughly 1.9 years of recent sales. For cities already facing congestion, water stress and rising infrastructure demand, future construction will need to be matched with transport capacity, basic services and climate resilience. The next phase of the housing market will therefore depend less on headline price growth and more on whether cities can convert infrastructure-led appreciation into accessible, well-served and sustainable neighbourhoods.
