Indiabulls Adds Residential Capacity Along Dwarka Expressway

Gurugram’s housing market is set for another sizeable addition along the Dwarka Expressway, after Indiabulls Limited agreed to manage development of a 10.84-acre residential site. The project, estimated at ₹3,700 crore in gross development value (GDV), adds about 21 lakh sq ft of saleable space and lifts the company’s disclosed project pipeline to ₹27,308 crore.

The project is being taken up through a development management agreement with a private landowner, rather than a land purchase. Under this arrangement, the developer handles planning, execution, sales and marketing while the underlying land remains with the owner. That structure reduces the upfront capital required for expansion, but it also means the headline GDV should not be read as an equivalent addition to owned assets. RERA registration has already been secured for Phases 1 and 3, according to the company’s exchange disclosure, while the wider development is targeted for launch around mid-October 2026. The RERA status is relevant for prospective buyers because registered projects are subject to statutory disclosure and regulatory requirements governing sales and construction. For Gurugram, the bigger issue is what another large residential project means for an already rapidly urbanising corridor. Dwarka Expressway has evolved from a transport link into a major housing and commercial growth belt, drawing demand from Delhi, the airport zone and employment centres across the wider Gurugram market.

More homes can widen housing choice and support local jobs, but they also increase pressure on roads, drainage, water supply, public transport and social infrastructure. Urban planners often point out that development intensity needs to be matched by infrastructure capacity. The 21-lakh-sq-ft addition therefore matters beyond the property market. Its eventual impact will depend on how construction is phased, how residents connect to mass transit and workplaces, and whether civic systems expand alongside private development. The project also illustrates a broader shift in Indian real estate towards asset-light development models. For developers, partnering with landowners can open new sites without tying up large sums in land acquisition. For cities, however, the model does not reduce the need for coordinated planning. Each additional development still adds demand for public services and transport networks.

Indiabulls has said it wants to expand its portfolio through more development-management and joint-venture opportunities. The Dwarka Expressway project could therefore be an early indicator of how quickly such partnerships add housing supply across major urban markets. The next test will be delivery: timely approvals, transparent buyer information, adequate civic capacity and infrastructure that keeps pace with occupancy. For Gurugram, the value of new housing will ultimately be measured not only by sales, but by how well the surrounding city absorbs it.
