Bengaluru Commercial Real Estate Sees Fresh Leasing Momentum

Bengaluru’s commercial property market has secured another major office lease, with Blackstone COE India Private Limited taking up approximately 4.5 lakh sq ft at Prestige Lakeshore Drive for a five-year term. The agreement, valued at a monthly rent of ₹4.16 crore, highlights continued demand for large office campuses in India’s technology capital. It also raises questions about how the city will accommodate expanding corporate workplaces while managing transport demand, energy use and pressure on urban infrastructure.

The leased premises cover the ground floor and nine additional floors in a building owned by Prestige Beta Projects Private Limited. Lease documents indicate a monthly rental rate of ₹92 per sq ft, with a 15% increase scheduled every three years. The agreement includes a three-year lock-in period, during which the tenant is contractually committed to the lease. The arrangement also provides a 10-month rent-free period for interior fit-outs, beginning on 3 January 2026, with rent payments due to commence on 3 November 2026. This gives the occupier time to prepare the premises before regular rental obligations begin. Parking forms another significant part of the deal. The premises come with 453 dedicated parking spaces across basement facilities and a multi-level car park. At ₹5,000 per space each month, parking charges total ₹22.65 lakh monthly, separate from the office rent.

The scale of this Bengaluru office lease reflects the continuing role of global capability centres (GCCs) in shaping commercial property demand. These centres handle functions such as technology development, research, finance and business operations for international companies. Their expansion supports employment and demand for business services, but it can also intensify pressure on roads, public transport and surrounding residential areas. Market data points to a changing distribution of this demand. Industry research indicates that GCC leasing across India reached 6.8 million sq ft in the third quarter of 2026, marking a 19% annual increase. Hyderabad accounted for 42% of the segment, while Bengaluru retained its position as the leading destination for GCC leasing during the year to date, with its share declining from 48% to 36%. Bengaluru’s wider office market has nevertheless remained active. Net leasing across the city reached 11 million sq ft during January–September 2026, up from 9.5 million sq ft in the corresponding period a year earlier. Across eight major Indian cities, however, net office leasing fell 20% annually to 36.7 million sq ft, reflecting a high comparison base and limited availability of suitable new workspaces.

The latest Bengaluru office lease therefore sits within a market that is growing unevenly across cities. For urban planners, the challenge extends beyond adding office floors. Large commercial developments need reliable public transport, safe pedestrian access, efficient energy systems and adequate water and waste infrastructure. As corporate demand evolves, the long-term value of Bengaluru’s office districts will depend not only on occupancy and rental returns, but also on whether infrastructure can support daily commuters and surrounding communities without increasing environmental pressures.
